For the first half of this year, Aspen home sales dropped precipitously. Now, as a family, we're more personally invested in Park City Deervale, Utah than we are in Aspen. But whenever these luxury towns get hit, it worries anybody who's an owner in other ones that this may be contagious. And in a cold that other towns get, Utah certainly struggles from a huge amount of building and we always worry if it's overbuilt and saturated. You know, our only hope is that the Californians and the California taxes keep pushing people to invest in Utah and keeps the prices there. Again, even with that discussion, because so much of the money in Utah and home sales in Utah goes to California buyers. Article today in the Wall Street Journal or article on Monday, California Billionaire Tax when support from the state Democratic Party. So they're going to push this tax, try and push this tax forward. That's fascinating. Very like highly contested but professing to watch. So we'll see what's going on with that.
