Yes, very busy. Just trying to do a bunch of things. Doing some speaking events and stuff too. So real estate isn't so busy, but.

Yeah. Cuz the fires kind of wrecked the market for a bit out here, right?

[Mary Fitzgerald]

Yeah, there's. It's a kind of a snow. Snowball effect. It's I think politics, crime, fires, the mansion tax and all that. It's just.

A lot of you guys came to Vegas?

[Mary Fitzgerald]

Yeah, Yeah. A lot of people are moving out to either like Nashville, Texas, Florida, Vegas.

Yeah.

Places that are lower taxes and stuff and safer.

Makes it tough for you, right, when you're selling luxury real estate.

[Mary Fitzgerald]

Exactly.

So prices are coming down out here.

[Mary Fitzgerald]

Yep. And because of the taxing that like a lot of the owners don't want to actually sell, so they'll lease it out and then move out of state. And so then their income is going to another state. They're not selling their house, so they're not getting the property taxes. It's. I think the, the city has kind of screwed themselves.

Yeah. How does that tax work for.

[Mary Fitzgerald]

Well, the taxes. It's for our property taxes. So when they add on an extra tax, it's like five and a half percent that they're doing for property taxes. Over five million. Yeah.

[Podcast Host]

So if you sell a $5 million house, you pay five and a half percent extra?

[Mary Fitzgerald]

Well, it's. So the property taxes. The owner has to pay the property tax. It's the value of the house. And so a lot of people there's like we're not going to do it. Developers have decided there's not enough profit in it for them, so they've kind of slowed down developing. It's just sad.

Yeah.

I mean for, for bigger homes anyway. Like 5 to 10 million.

So have you guys pivoted? I guess.

[Mary Fitzgerald]

O.C. i like. It's been very slow and there was a bunch of things I had going on anyway for a while, so I wasn't really paying that much attention. When we're filming, it's hard to really work anyway. You try. But yeah, I mean it makes it really tough. And, and then I think after we, after we got done filming, we went on Vacation stuff. And I came back and I was like, oh, this sucks. This is not good. I need to work. And luckily I have other streams of income. But I love real estate and it's not fun to not have a lot going on. So I just decided. We have an office in oc. We have an office in San Diego and in Cabo. And I go down to OC fairly often, so I decided to start going down there and. And learning, like, the area better. And then this summer, I think I'm gonna go down and spend a little bit of time afterwards.

Okay. So there's some nice properties out there.

[Mary Fitzgerald]

There's some really nice properties. And the values have gone up. San Diego's on fire. Oc's on fire.

Okay. I didn't know that.

[Mary Fitzgerald]

It is dead.

I tried living here for like four months.

[Mary Fitzgerald]

Yeah.

And it was brutal. I came during the pandemic.

[Mary Fitzgerald]

Oh, yeah, it was rough. Yeah. I moved my son out here during the pandemic right before it hit, and he hated it.

Right?

[Mary Fitzgerald]

Yeah, yeah. I was like, oh, here, I'm going to help you and everything. And then nothing was happening.

Yeah. Yeah, that's rough.

[Mary Fitzgerald]

Well, real estate was happening then. Actually, we were really busy, but everything else was.

Yeah. Right before the pandemic, you were booming, right? That was probably the peak.

[Mary Fitzgerald]

Yeah. During the pandemic.

Oh, during.

[Mary Fitzgerald]

Yeah. I don't think I stayed home one day. It was essential workers and people had to have a place to live. They have to, like, move and go places because the kids are at home, that they're at home. They have to have office space. The kids have to be able to, you know. So everyone was moving out of apartments and condos and moving into the. Pretty much the Valley because you get more for your money and bigger land where you can be outside, have a adu. Whatever.

That makes sense.

Yeah.

So is this your first kind of real estate down downswing for you or.

[Mary Fitzgerald]

I. Well, I started in 2008.

Oh, okay.

Yeah.

Can't get worse than that.

No, no. So, I mean, I. I've been here before, but this is. I mean, this is pretty bad. I don't know if it's just my perspective is different now. I didn't know anything different at the time, but I still sold three homes in the first year.

Like this year or 2008?

No, 2008. First year I started, and during that time I was pretty good.

Yeah. Yeah. So, I mean, if I can learn, then.

Is by doing it for other people. And then you meet the buyers that are coming in and then they can work with you if they like you. That's what happens. So this couple wanted to sell their town home. I listed it for them. I think it was only like 800,000 or something. But then they bought a $2 million like townhome right. On the like. Right. Water. It was really pretty. So. Yeah. So I did that and then I met a couple of people at the gym and became friends with them. Sold one of sold him like a vacation property and his friends like a little vacation property.

So. Yeah.

I never knew that. I've never been to one.

Yeah. I just went on when I bought mine, I went on Zillow.

Okay. Yeah, they're. They're interesting. They're kind of hard for us to do now because every time the TV show.

Yeah. If we put our signs out there and we announce that we're going to be there, it's kind of dangerous.

It's more like a fan experience at this point.

Yeah. I know. Half the time you see there's a bunch of people coming in. They're just like, hi.

Exactly. Yeah. So it makes it kind of hard. Plus you're telling people where you're gonna be when alone.

Yeah. Which is dangerous, especially out here these days. Man, that was another Reason I left my car got broken into.

[Mary Fitzgerald]

My house got broken into. Yeah, I know everybody. Jason's car just got stolen the other day.

What?

His. His Rolls Royce.

Holy crap. Did he have a tracker in it?

Yeah, but I. Yeah, he said he was trying to do it, but I don't know what.

Even if you have it in it, they're so quick that by the time you wake up, it's already in Mexico.

He. He was outside. It was in the office. He was in the office, and it was outside. Wow. Yeah.

That's crazy. That's like a 300, 000 car, right? Geez.

Probably at least. Yeah.

One of the richest neighborhoods, too. Stuff like that's happening.

Yeah, it sucks. That's where they're targeting.

Yeah. I doubt they're doing it.

There's people that. Because you have a following, they'll, like, follow your stories, and when you're out of town, that's when. Is that what happened to you?

[Mary Fitzgerald]

Yeah, it was during the fires, and my sister teaches hot yoga, and she was doing it. She was donating all the funds for. She has three classes that day, and she was donating all the funds for the Pasadena animal shelter. And so I posted. I didn't say what time we're going. There were like, three different classes all throughout the day. And I said, hey, a couple of us from selling Sunset are gonna be going supporting. If you guys can make it, whatever. And didn't say. But apparently our neighbors, their cameras caught them sitting outside waiting for us. Damn. To leave. And so.

Holy crap.

[Mary Fitzgerald]

Yeah. The minute we left, they pulled up, mask, gloved, jumped two of our. It's completely gated in. Jumped two of our gates, went back, cut our power.

No way. Cut the power. So the security cameras went off.

[Mary Fitzgerald]

Wow.

[Podcast Host]

That was a professional job.

[Mary Fitzgerald]

Yeah.

[Podcast Host]

Geez. And they hit entire neighborhoods.

[Mary Fitzgerald]

Yeah, that. Well, I was the first one. Then they did every single night afterwards.

That happened out here. I mean, in Vegas, too.

[Mary Fitzgerald]

Yeah.

[Podcast Host]

Yeah.

Once they. Yeah. It's so crazy like that. They're so brazen. I can't believe it. We. The police. Well, when I called the police, first of all, it was during the fires, and they just defunded the police, which is another reason why the crime's up so much.

They didn't even come.

[Mary Fitzgerald]

I called 911. They said, come back in a few days. We don't have the resources right now. I was like, what?

They stole a lot, too.

[Mary Fitzgerald]

Oh, yeah.

That's nuts.

A lot.

Yeah. I remember I was in an apartment when I lived out here and the state farm across the street got broken into and they didn't even arrest the guy because they said the jails were full. The guy was still there and they wouldn't arrest him.

[Mary Fitzgerald]

Yep. And they've gotten so bad now where I've always been, like, very liberal and everything, but I'm like, okay, guys, you're going, you're going way too far. Like where they said, oh, no, they don't. They can't hold anybody. Or when they arrest them, they can't hold them because the people can't afford bail, so they have to release them. It's discriminating against them. I was like, don't do the crime.

Oh my God. Like, what?

That's crazy.

I know. It's. It's so insane. They won't go after anybody. They did all the smash and goes and everything in Beverly Hills and they won't, they won't go after them. They said no because, like, the chases and stuff will be more dangerous.

So people just get away with everything. I was like, why do you think crime's getting bad if there's no consequences?

How was the book launch? When was that?

It was. It was the last September.

Yeah. Selling sunshine. Yeah. And so I'm getting ready to do at my speaking events and stuff. I'm going to do, like, another, like, a little launch because I was kind of busy, didn't get to do it as much as I wanted to. And so I'm like, well, I'll go ahead and do, like, another little, like, round two.

Yeah. Being an author is definitely a flex.

Yeah.

I want to be an author one day.

Was that a tough thing to pull off?

[Mary Fitzgerald]

Well, for me, it was for me, because the type of book I did like, it was about my life and stuff and haven't had the easiest life.

[Podcast Host]

Yeah. You were vulnerable. You talked about everything.

[Mary Fitzgerald]

Yeah. And I didn't realize, like, when you go through something or you talk about something, you're just talking about one thing. And so you're just focused just on that, and that's manageable. I went through it. Of course I can talk about it. But then I had to relive everything, too, for the book. I had to describe it and relive it over and over and, like. And reread it, do all the editing. And I'm like, holy crap, this is a lot. And then you're putting all of, like, these traumatic moments together, and you're reliving everything over and over and over. Like, for God, it was like, nine months, I think. And then you go on your book tour, and then you do press, and you talk about everything, and you're, like, being asked questions. You're trying to hold it together. When I think I just gone through the miscarriage, and then they're talking about, like, all the other things that happened, too. And I'm like, no, it's fine, because I have, like, five more interviews to do. Right after that. I can't cry. It's gonna mess up my makeup. So. Yeah, it was hard.

Yeah. I mean, you've been through it. Teen mom, bankruptcy, house robberies, miscarriages, domestic violence.

[Mary Fitzgerald]

Right. Holy crap. There's a lot more.

That's insane.

[Mary Fitzgerald]

I can't remember right now. Yeah.

[Podcast Host]

I can't remember all the trauma.

[Mary Fitzgerald]

No. I know so much. There's so much. Yeah.

[Podcast Host]

Yeah. That's for you to open up and say all that is, you know, shows a lot.

[Mary Fitzgerald]

Well, I. I figured, like, you can't do anything about it. Right. And so I don't. I never want something to just be, like, a negative in my life. If you can do something good from it, why not? Like, so let's turn negative into a positive. Teach people or let people know that they're not alone that have been through it. Yeah. I just.

I'M sure you had a ton of people reach out saying thank you for doing this and yeah, I experiment, experienced something similar.

[Mary Fitzgerald]

So yeah, that's it. That's kind of part of why I did it because when I opened up about a couple other things, people were really, really grateful for it because they were like, thank you for bringing awareness to this. Thank you for. Because I'm going through this and made me like feel better, like I'm not the only one. And so it made me think that, well, with all the things I've been through, maybe I can hit a lot more people and make a lot more people feel. Yeah, something good.

Yeah, well, thanks for doing that. Where are you speaking out next? You said you're doing speaking engagements?

Yeah, I've. Well, I've got just something small in Santa Barbara on Tuesday and then I've got something in Vegas in April.

Oh yeah, in Vegas at a conference.

[Mary Fitzgerald]

Yeah, yeah. Real estate thing.

Real estate. It's, it's dropping in Vegas. I wonder how Vegas is going to end up.

[Mary Fitzgerald]

See, that's, that's why I'm curious about in both areas because I know LA is like just its own thing right now, but it's, it's kind of hitting all over. Yeah, I'm curious to, to see what.

Yeah, I'm curious. Vegas is an interesting market because a lot of VCS stepped into Vegas, bought a ton of real estate out there. So I wonder if that's keeping it up right now.

la, but I have to some research on it before I go.

Yeah, but I, it sounds like it's a buyer's market right now out there. From what I've been seeing, sounds like there's more sellers than buyers.

Yeah. Yeah. Well, I will, I'll look into it.

Yeah, Start an office out there. Ryan Sirhan just came out there.

Did he? Yeah, he's cool.

We'll see how he does. Cuz he dominated New York. But Vegas is different.
