Yeah, there's. It's a kind of a snow. Snowball effect. It's I think politics, crime, fires, the mansion tax and all that. It's just.

Yeah, Yeah. A lot of people are moving out to either like Nashville, Texas, Florida, Vegas.

Places that are lower taxes and stuff and safer.

Makes it tough for you, right, when you're selling luxury real estate.

Exactly.

So prices are coming down out here.

Yep. And because of the taxing that like a lot of the owners don't want to actually sell, so they'll lease it out and then move out of state. And so then their income is going to another state. They're not selling their house, so they're not getting the property taxes. It's. I think the, the city has kind of screwed themselves.

Yeah. How does that tax work for.
Mary Fitzgerald
Well, the taxes. It's for our property taxes. So when they add on an extra tax, it's like five and a half percent that they're doing for property taxes. Over five million. Yeah.

So if you sell a $5 million house, you pay five and a half percent extra?
Mary Fitzgerald
Well, it's. So the property taxes. The owner has to pay the property tax. It's the value of the house. And so a lot of people there's like we're not going to do it. Developers have decided there's not enough profit in it for them, so they've kind of slowed down developing. It's just sad.

I mean for, for bigger homes anyway. Like 5 to 10 million.

O.C. i like. It's been very slow and there was a bunch of things I had going on anyway for a while, so I wasn't really paying that much attention. When we're filming, it's hard to really work anyway. You try. But yeah, I mean it makes it really tough. And, and then I think after we, after we got done filming, we went on Vacation stuff. And I came back and I was like, oh, this sucks. This is not good. I need to work. And luckily I have other streams of income. But I love real estate and it's not fun to not have a lot going on. So I just decided. We have an office in oc. We have an office in San Diego and in Cabo. And I go down to OC fairly often, so I decided to start going down there and. And learning, like, the area better. And then this summer, I think I'm gonna go down and spend a little bit of time afterwards.

Well, real estate was happening then. Actually, we were really busy, but everything else was.

Yeah. Right before the pandemic, you were booming, right? That was probably the peak.

Yeah. During the pandemic.

Yeah. I don't think I stayed home one day. It was essential workers and people had to have a place to live. They have to, like, move and go places because the kids are at home, that they're at home. They have to have office space. The kids have to be able to, you know. So everyone was moving out of apartments and condos and moving into the. Pretty much the Valley because you get more for your money and bigger land where you can be outside, have a adu. Whatever.

I. Well, I started in 2008.

I listed it for them. I think it was only like 800,000 or something. But then they bought a $2 million like townhome right. On the like. Right. Water. It was really pretty. So. Yeah. So I did that and then I met a couple of people at the gym and became friends with them. Sold one of sold him like a vacation property and his friends like a little vacation property.

Yeah, it was during the fires, and my sister teaches hot yoga, and she was doing it. She was donating all the funds for. She has three classes that day, and she was donating all the funds for the Pasadena animal shelter. And so I posted. I didn't say what time we're going. There were like, three different classes all throughout the day. And I said, hey, a couple of us from selling Sunset are gonna be going supporting. If you guys can make it, whatever. And didn't say. But apparently our neighbors, their cameras caught them sitting outside waiting for us. Damn. To leave. And so.

Yeah. The minute we left, they pulled up, mask, gloved, jumped two of our. It's completely gated in. Jumped two of our gates, went back, cut our power.

I called 911. They said, come back in a few days. We don't have the resources right now. I was like, what?

Yeah. I remember I was in an apartment when I lived out here and the state farm across the street got broken into and they didn't even arrest the guy because they said the jails were full. The guy was still there and they wouldn't arrest him.

Yep. And they've gotten so bad now where I've always been, like, very liberal and everything, but I'm like, okay, guys, you're going, you're going way too far. Like where they said, oh, no, they don't. They can't hold anybody. Or when they arrest them, they can't hold them because the people can't afford bail, so they have to release them. It's discriminating against them. I was like, don't do the crime.

Like, I lost everything in my house. I lost my job basically because of what they're doing to the city. So they need to get their shit together.

We. We have some, but. But our neighbors, we have, like, this whole neighborhood watch kind of thing. And, well, WhatsApp each other and tell. They're like, hey, someone's sitting on this side. Someone go check it.

Yeah. And so, because we. We had to. When everybody was getting broken into, we had to, like, band together. And so we. We've done a good job of keeping people out. There's a couple that. Yeah. And I didn't realize, like, when you go through something or you talk about something, you're just talking about one thing. And so you're just focused just on that, and that's manageable. I went through it. Of course I can talk about it. But then I had to relive everything, too, for the book. I had to describe it and relive it over and over and, like. And reread it, do all the editing. And I'm like, holy crap, this is a lot. And then you're putting all of, like, these traumatic moments together, and you're reliving everything over and over and over. Like, for God, it was like, nine months, I think. And then you go on your book tour, and then you do press, and you talk about everything, and you're, like, being asked questions. You're trying to hold it together. When I think I just gone through the miscarriage, and then they're talking about, like, all the other things that happened, too. And I'm like, no, it's fine, because I have, like, five more interviews to do. Right after that. I can't cry. It's gonna mess up my makeup. So. Yeah, it was hard.
