Two to three more closings as a real estate agent per month. Now here's the deal. I'm going to teach you a strategy that I've been teaching real estate agents for the past seven years. And it's something that I also did to get more sellers, to get more buyers at four years as a top 1% agent. Okay? Now here's the thing. This is going to seem so simple that you're not going to believe that it even works. But here's the thing. Simple is not always easy because it means you need to change your behavior. Let me show you exactly what you're going to do and then I'll tell you why this works. You are going to buy a whiteboard or a piece of paper and you're going to put somebody's name on the piece of paper. Whose name are you going to put on the piece of paper? You're going to put contacts that are in your phone, people that you meet at your kids soccer game. Somebody who has a special event in their life. Maybe they had a birthday or grandbaby, maybe somebody went to college, maybe they got a new job. Any type of life event or even just to say hello to somebody. You're going to write their name on a whiteboard, okay? You're going to point to it, you're going to take a picture of it, okay? And then you're going to send them a text message with that picture first. And you're going to say this is Jimmy. Say your name. It's a personal. I have a personalized video text message for you. The link is safe to click. Now why are you going to do that? Because people are afraid to click on links. But just because you put the person's name on the whiteboard, okay, they're much more likely to want to click because they know you can't usually AI this. You can't make this up. Now when you do this, you are not going to ask for referral, you are not going to ask for business. Let me show you. You're going to do. You're going to grab your cell phone, you're going to point the cell phone at you like this. Make sure you look into the hole of the cell phone. You're going to say, hi Jimmy, it's Krista. How are you? Listen, I saw that Rami had a birthday and oh my gosh, she is getting so cute. She's growing up so fast. Anyways, I was just thinking about you and I wanted to say hi. Say hi to the family. I miss you. Let's get together for coffee. You were on my mind, and I want to start keeping in touch with more people. Anyways, Jimmy, have a great day. Now, once you're done recording, you are going to want to send it via a text message from your phone. Now, if you don't have an iPhone, some of this, it can be a little bit more difficult with Android. So keep that in mind. You can send it through Instagram Messenger. And here's the deal. When you do this, if you do not say, you don't put the picture there and you don't say it's safe to click, people will not click it because of artificial intelligence. They're afraid they're going to get spammed. But when you do this, they will open that email. Now, here is why this works. Because people are always thinking about buying or selling. And when you reach out to them, they're like, oh, my gosh, Jimmy, I was just thinking about selling. Or, oh, my goodness, we were just talking about buying a house. Or, oh, my goodness, my girlfriend Regina was saying that she wants to buy a house. Let me give you her phone number. Now, here's the thing. I know that you think everybody loves you. You're watching this real estate video right now. You want to be better. That's why you're watching this training. But I can guarantee you this, people are forgetting about you. Have you ever been at Costco and you see an old client, you loved you like crazy, and they say, oh, my gosh, we're so excited. We just bought a house. And you're like, why didn't you use me? The reason they didn't use you is because they forgot about you. You need to make it impossible for people to forget about you. And I guarantee you that if you do 10 video text messages a day, Monday through Friday, you will pick up 12 new clients in a year. Now, honestly, I've been teaching this strategy for seven years, okay? I did it personally as a top producer. Every single day, 10 video text messages. I would also do video text messages when I met somebody or after a listing appointment. I did them all the time and it works, okay? So 10 video text messages a day, Monday through Friday. Say their name. Do not ask for business. Do not ask for referral. Mention some type of life event. Again, who do you send these to? Pick up your phone and start with letter, okay? Go on your social media, look at your friends and then go, oh, Johnny just went off to college. Let me call his mom. Or Susan just got a new job. Let me text her and if you don't have anything to say to somebody, just send a text message saying their name and saying, I was thinking about you and let's go out to lunch. I'm really trying to keep more in touch with people. Again, not asking for business referrals. If you do this, you will pick up more business because people forget about you even though they loved you. The idea is to make sure about every 90 days, you are reaching out to past clients. You're reaching out to contacts on your phone. You're reaching out to people that you meet at a soccer game or at PTA or friends of friends or at the commerce or at your community or at your wherever your religious belief is. You're reaching out to people on a regular basis, getting to know them, staying in front of them, and not asking for anything. And they will remember that you are in real estate. And by doing this, you will pick up 12 new clients a year at very minimum. The truth is, you will pick up about two a month. Okay, now, this won't happen the first month. It might, but it might not happen the second month or the third. But all of a sudden, after you doing this for a while, you're going to all of a sudden get two or three listings in a month, and then it's going to spiral. And it's going to spiral. I have one agent, her name is Natasha. I think it's Harrington. She did over $10 million. She wanted to coach with me. She couldn't afford my coaching. So what she did was she just did this one strategy. She had over $10 million in real estate transactions. What is that? Let's just say a two and a half percent commission. Let's just say that was what she got paid. That's $250,000 from this one strategy. She did that so she could afford to pay for my coaching. And it works like crazy. I have testimonial after testimonial of people saying how just doing a video text message five days a week, ten a day, absolutely has been one of the key factors in keeping their business and getting more.
