I'm Krista Meshore and I was a top 1% real estate agent for over 21 years. I sold over 2,300 homes and recently brought a business from zero to $70 million in seven years, utilizing social media, video and digital marketing. And I give you all the tips and tricks on all the videos and how you can do the same for yourself as a real estate agent or a local pro. So the pros and cons of a business account are this. The pros of having a business account is that you get the analytics and the insights from Facebook and Instagram when you have a business account. And the second one is you're able to run ads behind that and you can target people locally and more importantly, retarget them. Boosting is not enough. Anybody boost the ads that you can retarget, meaning somebody sees one video, then they see another one, another one that keep watching. That's the secret sauce when it comes to marketing. And number three, you look more official, more professional, and you're branding your business and yourself. So this is the pros of using a business page. The cons of a business account are that you start with zero followers. You also have to take all of your friends and family and people that know you and move them over to that platform. Never do. It feels kind of cold. Just listings and logos and businesses, I think personal about it. So you're not really developing a relationship and people kind of get bored with that kind of content. And the third is harder to build trust if your face isn't front and center, right, like they're not seeing you as much because they're not as interested. So doesn't really work as much. So the business account gives you tools and analytics, but you're building everything from scratch. It's almost like you're starting over now. The pros and cons of having a personal account the pros of personal account is you already have followers, meaning you already are going to have more leads because you know people there. They're already interacting and engaging with you. Think about it. People already know you, they already trust you. They're already looking, they're interested in what you're doing. The problem is is you can't just do a bunch of business stuff. Then they'll get bored. Number two is it's more relatable. People are interested in your family life, what you're doing, what you're eating, where you're going, all the cool things that are happening to you. And they're also that's why they're on these social channels. They are there to learn about you and your personal life, not necessarily your business life. It's also easier for you to blend in lifestyle, family, community type of content on your personal page. The kind of a personal page is it can be messy, posting both personal and business. And then you're like well how much should I do? I like to say in your personal page probably about 65, 35, 65% personal, 35% business. You still want to get it in there but not overdo it. And when you do put business in there, try to make it as personal as possible. Almost like your storytelling showing behind the scenes, talking about things without just trying to sell, sell, sell. Make it more about the consumer, less about you. Second con is that friends and family might get a little confused. You need to have structure to it. Like I just said, how much? How often? There's got to be sort of guidelines that you're going to be following. And three, there's limited analytics unless you switch to a creator or a pro account. And why is important. You need to know what people like, what are they watching, how long they are there and when people are liking something and they're watching it, create more of it. Just change the titles and move things around. If you something's working, do more of it. Pro tip if something's working, run an ad behind it through the ads manager. Get more attention and more eyes on it and target people locally and then continue to retarget people so they keep seeing you over and over again. And remember people aren't just hiring you As a real estate agent or as a lender, they're hiring you as a person that they trust, someone that they see that they have familiarity with and things in common. So it's important to show yourself as the authority, as the professional, but also the personal side of you, right? And then you're going to be engaging with people who like similar things that you do. That's why it's also so important to post personal things, because you're going to attract people that are attracted to things that you are actually doing. So lastly, here's my personal opinion and what I teach my students to do as well, and that is this. Start with your personal page, right? Your own personal page. And then you're going to evolve people over to your business page. Now, here's the kicker. You can still talk about business, but you're doing it in a way that doesn't seem salesy or businessy. You're doing it more of a friendly, like showcasing type of matter so it doesn't seem like you're just there to sell, sell, sell. Does that make sense? Here's how you structure this. Number one, clean up your personal bio. Where you work, who you help, what you specialize in, and have a link to your business page or to your website or your funnel. And here's how you structure your content. 30% personal, 30% educational, 30% behind the scenes. That shows what you're doing, but not in a salesy way. You're educating and talking about cool stuff throughout your day with listings with sellers within your homes. And then 10% are your listings on your personal page. The second thing you're going to do is you're going to use Instagram stories daily, right? Talk about what you're doing. Do quick polls, ask people questions, engage with them and interact with them all throughout your day. Show them behind the scenes. I don't know what you're doing. So here's the deal. You don't need a business account to build a business. You need an audience to see you, to get to know you, to like you, and to trust you. That's where your business starts. Pro tip, for those of you that have a team or brokerage, you have to have a business page, right? If you're a solo agent, then you could start personal and move people over to the business page. All right, so we talked all about today, personal account versus business account. When you should use what. What I think is the best one. Let me know what you think. Like, are you using personal? Are using business? What working better for you? What are you finding that is actually getting you success when it comes to social media? Hopefully this is helpful. Let me know what else I can create that's going to add value to you and help you get more listings, dominate your market and be seen as the go to authority.
