What is up guys? Welcome to episode 451 of the Massive Agent Podcast. I am your host, Dustin Brome here in Salt Lake City, Utah. Well caffeinated and ready to go now with my mushroom coffee. Of course you guys know that I'm obsessed with my everyday dose mushroom coffee. Everyday dose. Hook a hook a brother up, little affiliate action maybe, but I just love this stuff. Anyways, let's talk about leads. Let's talk about building your business and getting leads because so many of us don't realize it, but we, we only go at network building and lead generation one way online, okay? And look, you can build a super powerful business that way. I'm not saying that that's the wrong way to do it. It's incomplete. All right? There's something that you should be doing in the medium to long term or sorry, that pays off in the medium to long term in a very, very big way. But if all you do is social media and ads, you're just capturing a part of the business that you could have. And what I'm referring to is getting the hell out of your office, getting out of your house and going out into the world and being a human being and talking to people and building friendships and creating relationships. Now this is not the short term solution, okay? Like if you need business right away, go do some open houses and start talking to buyers and sellers right now. Start running ads. But this is a medium to long term play. But if all you do is build a social media presence which is extremely powerful, if all you're doing is running ads, you're missing a piece. When you, when you go out into the world and you are social and I'm going to give you a bunch of ideas of things that you can go out and do, right? Because I know a lot of us, we're so used to just working, we're either at our desk or on our phones and we're in our world and the going out and being social feels like it's, it's a distraction. It feels like it's something that we shouldn't be doing. But it's not the whole game here. If you want to be a successful agent, you need as many people as possible to know you. And they need to like you, they need to remember you. They need to feel like you're a credible, trustworthy person to do business with. You can do that online. Absolutely, 1,000%. In addition, get out there and go to your kids jiu Jitsu practices and just talk to the other parents. And for the love, I am not talking about going and just pitching people. Hey, by the way, I'm a realtor. Did you know anyone who needs to buy or sell real estate? Do not do that garbage. That is the perfect way to get everyone to roll their eyes and look the other way and avoid you when you come walking by. No, no. You're going to go out and just be a normal human being. Because if you, when you're talking with other adults, what you do for a living naturally comes up. It. It does. So you don't have to worry about, about that. And even if it doesn't come up, if you connect with them on social, they follow you on Instagram, you become friends on Facebook and you're doing the right stuff online with your branding and your content. They're going to see what you do for a living. So don't even. All I want you to do here to grow your business is to go out and talk to other adults, build friendships, and don't talk about your damn business unless it's part of the conversation. So your kids, sports and activities like Jiu jitsu, gymnastics, soccer, baseball, swim team, dance recitals, all of it. Go to those and just get to know the other parents. To be a normal human being. Right? Not to, not to get a lead. The lead is the byproduct of just being a normal human being and building relationships. This, this may sound like the worst thing on the planet, but I'm going to give you a list. This one may feel like the last place in the world you want to be, but if you're involved, maybe HOA meetings, your neighborhood association meetings, a great place to meet other homeowners who are in the area. Local farmers markets, just walking around and like talking to the vendors, talking to, to neighbors that are there. Volunteering with a local nonprofit or charity events joining join like a sports league, a rec league, like pickleball or kickball. Soccer, whatever. Like, lots of cities have softball, pickleball, kickball leagues for adults. Like, church stuff, you know, community involvement, neighborhood block parties. My neighborhood does like a 4th of July parade where all the kids decorate their bikes and go drive around. And, you know, some people bring donuts, some people bring, you know, this or coffee and this or that. So go to that stuff and just get to know the people in your area, get to know your neighbors and let them get to know you. First off, like, let's put business aside for a second, because all of this will build your business in the medium to long term, right? Not today. But it also makes life so much more enjoyable when you know your neighbors and you're friends with them and your kids can play with their kids and all. It's. It's just wild to me how few people actually know their neighbors. And life's a little bit shittier when you just feel isolated. You're surrounded by people and you don't know any of them. You don't ever talk to them. Get out there and talk to some people. Like, just have normal conversations that have nothing to do with business. So PTA meetings, school of all volunteer days. Go to the gym. You should be doing this anyways. Go to the gym, talk to people, get to know people at the gym. Dog park regulars, if you have a dog and go to the dog park, chat up the other dog owners at the dog park. Chamber of commerce mixers, local business networking events. Coach your kids soccer team, coach your kids football team. I mean, even if it's just like a once in a while thing, that's. That. That's a great way to be in contact with the other parents. Join local Facebook groups. Now, this is online Facebook groups for your neighborhood or your city. And be engaging and be helpful and not pitching your shit. One of my good friends, James Roth, here in Salt Lake, we actually bought the house that I'm in. We bought from him. And we learned pretty quick that he had done an incredible job just being like the guy who helped anyone with anything. Like, you, oh, you've got a bunch of. A bunch of crap that you need brought to the dump. He brought a trailer over and would and would do it for people. He was always there to help, and he never asked for anything in return. And in return, everyone knew him, liked him, and remembered him. When real estate came up because they knew what he did for a living. He would let. He bought one of these big trailers and wrapped it with all of his branding and everything, and he would just let people Use it. It wasn't like, only if you sell with me, you can use my trailer. He just, he just let people use it and naturally they see all the stuff on the side and they file it away. James is a real estate agent. He built an incredible brand here in this neighborhood just by being a great neighbor. Simple as that. And he hasn't lived here in what, four or five years. And people still remember him like, oh, you're in James's house. What an amazing example of just being a good human being, being a good neighbor, and, and what that leads to, which is a ton of business. He still lists a bunch of homes in this neighborhood. It's super cool. Host your own small gatherings. Like, just get other, other neighbors together for a block party. Let your kids play night games. Happy hour for the neighbor neighbors, Local wine tasting, golf leagues, country club involvement. If that's, if that's your thing, just go to where people are and talk to those people. We overlook this so much, really. I got, I gotta get leads. You know, my cost per click is this on my ads. And like, that's all important. But in addition, be involved, be visible so that people can get to see you and know who you are in a positive light. And that will 1000% lead to business. In the medium to short, sorry, the medium to long term, it's being social, not talking about business, but just being a human being, being a friend, being cool is a lead gen tactic. It just takes a little bit longer. So it's amazing how just being a normal, likable human being who's well known by others can grow your business. And I don't care what business you're in, that's, that's the ticket. So that's my hack for you today. If you feel like, oh, I gotta go to this thing, and you feel like it's this big distraction, I want you to look at it as, hey, this is actually helping to grow your business. It's actually growing your brand, it's growing your network. People are getting to know you. It will help your business. All of it works. Anytime you're in contact with others in a social capacity and they like you and you like them, it leads to good things for you in your life, including business. So go get involved. You don't have to do anything crazy and super time consuming, but in the stuff that you're already doing, go out of your way to talk to a few more people, meet one more person each day, and you'd be blown away at how over 6 months, 12 months, and beyond, your business will expand dramatically from those people that you met outside of your online lead gen efforts. And it all works together. If you're doing online lead gen, if you're doing social media content really really well and you do all the social stuff out there in the world, you're going to be unstoppable. Make the investment into being social and I think you'd be amazed at the results. Guys, I am doing a small, I have my phone on, do not disturb. Why does it keep going off? If you are a regular content creator, you. This is not. If you don't know how to do content, if you're not really sure how like how it all works and you only post like once a month.
