Every real estate agent has heard that you have to invest into yourself if you're going to grow, which is true, but very few people tell you how to do it. That's exactly what I'm going to do today. I'll tell you how to invest in yourself, exactly what to invest in, and what I've invested in myself with that's gotten the best results. Let's go. The Massive Agent podcast. I am your host, Dustin Brome in Salt Lake City, Utah. Investing back into yourself. Now, I believe this is the most important thing that you can do as an entrepreneur, as an agent, as a. As a parent. Like, if you're going to grow and get better at what you're doing and you want to do it as fast as possible, you have to invest in yourself to get faster results. But very few people actually tell you how to do it. And that's what I'm going to share with you today. I'm going to. If you're a real estate agent, this episode is for you. And I'm going to tell you exactly where you should be investing to get the biggest returns back. I'm going to share with you what I've done personally, what I've personally invested in that got the biggest returns. And some of them have nothing to do with business. That actually got me the. The most business roi, which sounds crazy, and I'll explain that in a second, but. But look, it starts with the day you get your real estate license. Now, this is something that I did out of necessity. And I also, I guess I did have a choice, but I did this. And it wasn't until looking backwards that I was like, that was a great investment. What I mean by that is instead of joining, instead of getting my license and just jumping in the deep end and trying to figure this shit out myself. I don't know if you've noticed, but business is hard, okay? This industry's hard. It's competitive. Honestly, the biggest competitor that we have as agents is ourselves. And building confidence around what we do, how we do it, is huge. And when you don't know what you're doing, it's really Hard to build confidence. So one of the best investments that I made the first two years that I was an agent is I joined a quote unquote team. If you can see me on YouTube, the team. Now, this is not like one of these high powered, well oiled, machines that you see today, these big real estate teams. I, I'm sure that those existed back then. I didn't know anything about them, but I joined with my broker, his business partner and another agent who all worked out of the same office, and I joined their air quotes team for a 5050 split. Now at the time, of course I'm like, well, I don't know, 50%. If I just figure this out myself, I'll get a hundred percent. But I realized, and I truly believe today more than ever that I'd much rather have a slice of a watermelon as opposed to a hundred percent of a grape. I needed to learn how to do this business. I didn't know shit about shit. When I got into real estate, I knew nothing. You've heard this story before. But my, my fiance at the time, I came back and she was like, so how many homes did you sell today? And I was like, apparently, babe, it doesn't work that way. I, apparently it takes a lot longer than that. You don't just sell multiple homes in a day unless you're one of these giant teams that does. But, but like solo agents don't do that. I didn't know anything. And so joining that team for, even though I thought and was worried about, oh, I'm giving up half, I gained so much more than that half because they, first off, at the time, this was a big deal to me. They paid for my signs, my key boxes, stuff like that. I didn't have that added expense because I had no money. So that was big. But they also tossed me some leads from time to time. They let me shadow them on listing presentations, shadow them on showings. They, they taught me, you know, how to communicate with clients. So I invested right, 50% of my commission for those first two years into growing faster, and I absolutely did, in hindsight, brilliant. I, I probably would have picked a, I don't want to say a better team because I don't want to like disparage these guys because they were absolutely instrumental in my life at the time. But I would have, in hindsight, had more options. I would have, I would have joined a different team that had just a lot more leads, a lot more opportunity for leads and growth as far as that goes. But that taught Me that giving up a little bit now to get a whole lot of something later is a big deal. And so if you are new or you're struggling, I highly recommend you join a team. Get over the, oh, I'm going to be like, now I have a split to pay the team. Well, yeah, you do, but it's an investment that you're making into growing faster, learning faster, getting deals closed faster. Because if you're struggling now, what's going to change now? You can turn it around, of course, but you have to have a very clear game plan, a very clear blueprint on what you're going to do differently, to go from struggle to not struggle, from struggle to thriving. So join a team. In fact, one of the top agents here in Utah was a solo agent. They just joined a team recently because they saw that they could grow so much bigger and faster with the. In the team setting. And. And for them, that was a good investment. They're not going to be doing it for the rest of their career, I don't think, but they joined a team, and this is. This is someone who has literally been like, the. One of the top three agents in Utah as far as sales. So that's saying something. If you're new. Absolutely. Join a team. It is an investment in your future success. Because if you jump in the deep end, what happens if you can't swim or if you can just doggy paddle and barely move? You just struggle unnecessarily. So don't be so stingy. Give up a little bit now so you can have a whole lot later. So the team, something that I learned in my personal life, was a big deal, actually. This investment changed everything for me. Back in mid 2020, I think it was late mid to late 2020. First off, during COVID I got wildly out of shape. I had the quintessential dad bodies, and it was just not good. And I've been athletic and pretty much in shape my entire life, but, like, you know, you just let yourself go. I'm busy. I've got other. You know, I. I did not prioritize my health, and. And I let it go. So my wife and I were looking at this program, and I talked to the guy. We were on a zoom call, and he's like, it's going to be 3500 bucks per person. And I'm like, but there's trainers out there that'll do it for a hundred bucks a month. Like, what are we talking about here? And he explained the difference and all that. And something about it made me realize that by investing this $7,000 for my wife and I, we would take this so seriously. If it's a hundred bucks a month, it's easy to just not show up, right? If you, if you've ever had a personal trainer, you know what that's like. Sometimes you just blow it off because you're tired or whatever, but if you drop $7,000, you're gonna show up every damn time. It's top priority. So what happened was we got incredible results quick because it was our top priority. We took it seriously because of the large investment required. And that got me looking for other things that I could directly invest in. So like joining a team, that's. That's not money out of pocket. That's just like you're sharing part of your future, future earnings. But the personal trainer thing was absolutely huge. If it was just. And look, some people are like, well, you don't have to pay anything. You can just YouTube that shit. Well then why don't you, of course you can YouTube it. Why aren't you doing it? Why don't you have the results? All the information is free. And I agree. The information that I learned from that personal training program is out there for free. But I didn't take it seriously enough to implement and make it part of my life and change my lifestyle. And same with my wife. We completely changed our lives back then because of that one investment and doing the work. So I started looking at other things like what else could I invest in that would get me big results? And so I joined a Mastermind. It was $30,000 for the year. It was, it was three in person masterminds. It included the event, not the travel, but, but the events and the peop. That was so worth it. I had an investment opportunity. I don't know if I can say this, I think I can, but my wife and I were able to invest in Joyride the candy before it was even called Joyride. It was called Project 7. We had the opportunity to invest in that before they blew up. And that investment's doing very well. We had that opportunity because of that Mastermind that one day once Joyride exits will be a very large payday, which is awesome. That was a direct result of the Mastermind. Some of the relationships that I built, the people that I met, the doors that have opened because of that huge, so huge ROI on that. I believe masterminds are, are absolutely key events. Going to events. When you pay out of your pocket to buy flights and hotel and Uber and Food and, and the ticket to the event and all this stuff. And, and you, you invest the time to be away from your family. Something, there's just something powerful about live events. I look back at every event that I went to, even if at the time it was like, damn, that was expensive. Like, you know, I don't know if I can make this work. I pushed myself because I know that once you, like when you look back, maybe it's a year or two later, but this happened recently. Someone I met at an event then ends up joining my coaching group or hiring me for one on one coaching or joining the Instagram listing blitz group or ends up becoming a partner of mine at real or whatever. Like the relationships that you build sometimes at these events over time turn into something big. That's happened more times than I can count actually. So events, the right events, huge investment, like, what an incredible roi. You should be doing those as much as possible. If your brokerage is a big brokerage and it has like a big annual conference or a summit, go to that every time and bring as many people as you can with you. It's just the best ROI ever. Buying courses, attending courses, this is really common sense. But for some reason when you're in a scarcity mindset, we don't think this way. Someone, for example, like if you're going to learn how to do YouTube. Well, if you're sitting there and like, okay, I'm gonna get good at YouTube and you're starting at zero, you could just watch YouTube videos, you could study, you could do trial and error and do all that stuff and you know, like bumble along trying to figure the out and eventually you will. Or you could just buy someone's course where they teach you all of that stuff in the next week and you can just know all that stuff in the next week. Maybe it costs a thousand dollars or $5,000 or $500, I don't know, like whatever. But the concept is someone else has already, like, they've already figured it all out and they've packaged up the process. They, they're going to just tell you what to do and when to do it. All you've got to do is implement and you can just buy that from them. You're shortening the learning curve dramatically. For a large portion of my career, I saw that as an expense. Like that course is 500 bucks. You know what, I could just find that info on YouTube. I'm just going to figure it out myself. And it took me a year or two to figure that shit out when I could have just figured it out in a week for $500. In hindsight, massively stupid. But it was because I was in that scarcity mindset and I didn't have the perspective that I do now that when you invest the $500 in the course, learn what you need to learn right now, quickly, then you can start implementing as if you were already two years ahead. It's such a no brainer. So courses, the right courses obviously. Huge. Sometimes joining a new brokerage. I've done this. I'm. I'm on my third brokerage and my third and final brokerage. I started out at a flat fee local brokerage in Salt Lake that just left me alone. It was cheap. It was, it was 500 bucks per transaction was the flat fee cost to me and they gave me Dot Loop Premium. So I had that going on for me. But I thought, well this is cheap. Like why would I go join a brokerage that has a split? I didn't understand. I just saw the cost of doing the deal versus the value a brokerage can provide. Then I went and spent six years at exp, which was a completely different paradigm shift which changed everything. I built my current business model there. Then I moved to real just over two years ago. And that's been another giant paradigm shift where like one of the biggest blessings of my entire life. And so sometimes joining new brokerages and getting around other people, becoming business partners with other people through a brokerage business model like ours can be that unlock for you. And, and a lot of times like it's, you're gonna save money to do it. It's just an investment of time and effort in getting out of your comfort zone. Sometimes maybe the brokerage is more expensive. Like when I first left equity real estate, the 499. Sorry, yeah, the 500 bucks per transaction moved to exp. It was more expensive, at least in the short term until I sold enough homes. But I saw the value in it. So sometimes a new brokerage can be an incredible investment into your growth and oftentimes that investment saves you money. So worth exploring if it's the right brokerage. Another example, my Instagram listing blitz program that I only take 10 agents and by the way, I am opening up applications today. We're going to be starting in August. I don't know the exact date, but I will here in the next few days. But my Instagram listing blitz, we're doing group two, group one. We had 10 agents and I'm going to pull up the stats Here. So this is pretty cool. My, you know what, I'm going to. Can I share my screen on this? I don't think I can. All right, I'll do that another time. So I set up a dashboard so every agent in the group in the Instagram listing Blitz group gets a weekly check in form where they just put their, their analytics. How, how many views did you get, how many impressions, how many leads, how many conversations, all that stuff. They do it every week and then it tracks it on this personal dashboard. And I also have a dashboard for me that just shows everybody's. So during the 45 day group, these 10 agents had over three or, sorry, 2.5 million views. Now three of them didn't even submit their final check in. So I don't know the final numbers here, but so far, 2.5, 2.5 million views collectively across the group. Here's what I'm Most excited about. $92,000 in commission, 8 contracts, 4 listings, 4 buyers, 8 contracts, over 1800 new followers among the group. Here's the coolest part. The average reach lift. Okay, so these people invested some good money to be in this group, to be one of the 10. And I'm very selective. We don't just pick anybody. The average agent in this Instagram listing blitz program had a 7,901% increase in reach. Almost 8,000% more people saw their stuff. Do you think that would make a difference on your, on your leads, on your conversations, on your clients, on your closings? Okay, so 60 conversations were generated, 19 appointments and eight actual contracts during just during the 45 days. I know that more have happened after the 45 days, but this is incredible. So all of that, the average person got an almost 8,000% increase in reach. What if 8,000% more people saw your stuff? Would you sell more homes? Would you get more leads? Yes. So by making an investment in something like my Instagram listing Blitz Group, I'll give you a link in a second to apply for that for round two. Again, we're only doing 10 people and there's already, I think seven on the. No, I don't know. We have more. We have some on the wait on the waiting list already who didn't make it in last time. But I don't want that to discourage you because I am very picky. And so a lot of those people just aren't going to get chosen. They made an investment, put in the work, showed up for 45 days and now they're, they're getting so many more conversations. From Social that they weren't before. Agents that are telling me, I've never had a lead from Social, and now they're getting, you know, two or three a week. This is what happens when you invest into the right things. Please. If you're in a place where you're like, oh, I'm not going to get a transaction coordinator because I'm going to save that 300, you are not saving $300. You are destroyed. First off, your mind has to be in all these different places. I cannot tell you. A transaction coordinator is probably the best investment every agent should make you. You're allowed one deal. Do one deal by yourself so that you know how it all works. Then get yourself a tc, the easiest, cheapest hire you can make. That makes the biggest difference, because now you have an assistant who can handle a lot of the mundane stuff. So then you can work on getting more business. You think you're saving $300, but that time and mental energy that's going elsewhere is preventing you from getting more business and having more freaking deals going on. Once you've done this and experienced this, you realize what I'm saying, and you're like, yep, I don't know how I ever lived without a tc. It's just one of those things. If you're in a scarcity mindset, you don't have a lot going on. You feel like it's an expense. That's why I'm recording this episode, to show you what's on the other side when you take a leap, when you make an investment in yourself, whether that's actual money that you're investing or just time and effort or switching brokerage or whatever, major growth happens, major results, massively. Just big shit when you're willing to invest in yourself. So hopefully that. I mean, I could go on, I could go on, but that's. You get it. Find something in your life right now that you're trying to figure out. Look at your business or your life and think, okay, this is. This is an issue. This is a problem. This is a roadblock, and I need a solution through. And now start thinking about who has the solution, who has already figured this out, who's already been past this roadblock. If you're trying to get out of production, for example, and you. You. You feel like you're on this hamster wheel forever. You have no idea what your exit plan is going to be and when you can do it. Partner with somebody, partner with another agent who's already gotten out of production and have them show you how they did it. You have at least 3, 4, 5 different areas of your business and life right now that you can do this. So take a course, go to an event, join a mastermind. Maybe you join a team, get. Get yourself a personal trainer for the accountability and don't just do a cheap one like invest so that you take that shit seriously and that you never miss and that you always do what you're supposed to do. There's so much power in the investment itself. And then the Instagram listing blitz. If you are serious about taking your content to a completely new level, this is only for agents that are already currently producing content consistently, but you're frustrated that you're not getting any business from it. That's the whole point of the group, is to show you how to do content that gets conversations and clients. It's easy to get views. If getting views and likes was your goal, that's much easier. We're going to show you how to do that, but in a way that gets you actual conversations and clients, which I was really stoked to see how our first group, which is kind of the guinea pig group, so I'm going to make some tweaks to make it even better.
