What is up, guys? Welcome to episode 450 of the massive Agent Podcast. I am your host, Dustin Brome in Salt Lake City, Utah. Crazy that I'm 50 episodes away from 500, but I'm thinking about it. That's. That's a year. Like, because I do one episode a week, that's basically a year. Anyhow, I'm going to share with you today two things that you can do that will turn the tide in your ability to get business from Instagram. This is for anyone who's been doing content. You're getting views, people are seeing your stuff, but you're just not getting any business from it. There's two main things that you're missing, and I'm going to show you what those are. I'll tell you how to do it. One of them you can change right now. And then one of them you need to keep. Keep in mind as you're doing content in the future. But there, there is a missing piece. So the, the hardest part is doing content that people are seeing. So if. If you're not getting views on your stuff, you should probably go through my. My Clients from Social course. It shows you what kind of content to do. But if you just need help getting business, even though people are watching, this is the episode for you. And I have a resource for you, a way that I can help you and hold your hand through the process and, you know, learning how to actually get business from the content you do, I'll share that with you at the end. But here's the thing. Let's say you get a bunch of. A bunch of views and then they go to your profile and your profile is unclear on what you do and who you do it for. It's unclear on who you help and what problem you solve for people? So look, I. We all want viral videos. We all want a video that gets a ton of views. But if you get all those people to go to your profile out of curiosity because they're looking for more content, like what they just saw that, that brought them there in the first place. If they don't know who you are, where you, what you do, who you do it for, all, like what problems you solve, they just bounce. If they're, if it's unclear, they just, they just bounce. So the first thing to dial in is your bio. It needs to be very clear who you are, where you live and what you do. What problems do you solve. So your name, your name, location and profession needs to be in either the username or the account name. Those are the only two searchable fields in Instagram. If you've seen any of my Instagram bio audits that I've done on Instagram and TikTok, I show you those top two, like your username at the very top and then the account name in bold. Make sure your full name, your location and your profession are in there. Because if somebody searches for Sarasota Realtor, Salt Lake City Realtor, or your name, they need to be able to find you. Now a buddy of mine, actually, I couldn't find him on Instagram and it's because his name was nowhere. It wasn't in any of the searchable fields. His first name was. But like there's a trillion people with his first name, so have that dialed in first. Now most of you do, but we got to dial that in then in the bio itself. Now this is not searchable, but it builds the credibility and it lets people who land there know that you are there to help them, that you can help them. If you help people buy and sell at the same time, make it clear that you help people buy and sell simultaneously. That is a specific situation, a specific solution that you have for people. It's if your profile is generic and you're just, I'm a realtor. Hey, I'm a realtor. I help buyers and sellers and everybody. Then I'm sorry, you're just nobody. People see that and they're just like, eh. They're like, oh, it's just a realtor. And then it's up to whatever their impression of a realtor is. But if you say that you help military members relocate to new. To new towns, for example, we gotta word that a little bit better. But you get the point. Now people who are in that situation are like oh, they can help me. They can help me with that particular situation. I need to buy and sell at the same time. I'm in the military. I need to relocate because I'm getting, I have to PCs. So put those specific things in there. You also need something that builds your credibility. You have 500 five star reviews. Or Chris Benjamin, Benjamin puts that he's hiked Mount Everest. That is a super interesting thing that's memorable and unique about him. It's credibility boosting because that's not an easy thing to do. I've never done that. I've never hiked Everest. So think of things that you could put in there. Like maybe you have 13 kids or you're, you have 13 siblings and you're the only girl, or you, you've run six marathons or whatever, right? Like put something interesting about you, something that builds your credibility as an agent. But also specific things, specific situations that you, that you help people with. Like maybe you help doctors find their dream house in a new city, anything. But think about who you help and what you help them do and figure out a way to get that into your bio. Okay? So that's going to make it clear who you help so that when those people land on your profile, it'll be clear to them you can help them. Okay, then number two, moving forward, you have to learn how to do calls to action and offer something of value in exchange for contact info. That is how you get the people who are watching to turn into leads. Once you get somebody's contact info, they are a lead. So for example, if you. I'm going to use Sarah, for example. She was in my group, one of the Instagram listing Blitz class. The, the Instagram Listing Blitz group. She was one of the 10. And she helps people who want to move to Salt Lake to be closer to the mountains, to be closer to ski resorts and mountain biking and all the outdoor recreational stuff. Because that's what she does, that's why she moved here. And so she helps others do the same. So a lot of the content she does is, you know, like, homes for sale within 30 minutes of the mountains. Homes for sale within 10 minutes of a trailhead. Homes for sale near this. Right? And so then people who are fitting that, they're like, hey, I'm moving to Salt Lake because I want to take advantage of all the outdoor stuff and the recreation. That's super close. She's obviously someone that appeals to them and she has a solution. So she creates a list of homes, for example, in within 15 minutes from from the ski resorts and puts those in place and then does a piece of content. Hey, here's this, this place, this, a carousel post or a reel highlighting there's seven homes within a 15 minute drive of Snowbird. And if you want the full list, comment the word ski and I'll send it to you. Now people that opt into that, first off, the content appeals to her target audience. It's more niche or niche for sure, because it's, you know, list of homes for sale that's obviously only appealing to those that are actively looking. It doesn't have broad appeal. It's not like a top of funnel post is what it would be called. It's not an awareness post. And that's totally fine then. So that piece of content works and you add on the call to action, adding on the call to action and offering the thing, the lead magnet, that list of homes in that area within 15 minutes of Snowbird. Anyone who wants that. And she's teased them with the content, she says, comment the word ski and I'll send you the full list of these homes. So anyone that opts into that and gives her their contact info, their email address and or phone number is a super hot lead because through their actions, they've raised their hand and shown that they're interested in buying a home in those areas for those reasons. So those leads that you get through ManyChat, through the automation and capturing email addresses and all that, those are super hot. Now you can add a call to action to damn near anything. It could be like maybe you did a YouTube video about the 10 best restaurants in your area and you do a post. This is my favorite restaurant. They have this new dish, you gotta try it. And by the way, comment the word, Comment the word eat and I'll send you my top 10, my top 10 favorite restaurants in the area that most locals don't know about by adding that last little piece. Now it feels like, ooh, there's something secret. There's some inside information that I want. If it's just here's the 10 best restaurants, they can find that through Google search. So add on that bit of marketing spin. Here's my 10 favorite restaurants that most locals don't even know about yet. Then deliver the thing. And people are opting in now, they're opting in for restaurants, but at least you have their contact info and you can put them on your list. Understand, they're very different. The intent of the lead is very different in this case. So for Sarah's, people are opting in for the list of homes and in the proximity to the ski resorts, those are much hotter leads for real estate sales than somebody who just wants the big list of 10 super secret restaurants. But if they want the list of super secret restaurants, you can still get them on your overall email list and then just keep hitting them with stuff and send them your YouTube video and you know all of that and let them filter down through the funnel and explore your website, explore your other videos because you, you can't control their timing. You can't control if they're, if they just want some local information or if they want to buy or if they want to sell or if they want to invest. We don't control that. We just control what we put out and hopefully it's good stuff that appeals to the people we want to appeal to. So it's not getting squeezing more business out of your content often for, for many of you, you're already doing good stuff, but you're just, you're, you're hope you're, you're leaving way too much friction. You're just hoping that someone's going to find your video so awesome that they're going to reach out and say, hey, I, I need a realtor, I'm selling my house. And you'd be perfect. Now that happens. But it's so much easier if you meet them halfway and give, offer them a lead magnet, some sort of guide, a download, another video, a resource you put together that helps them do a certain thing and in exchange for their contact info because then you know who they are. Right now you have a bunch of people in your social media audience that will transact sometime soon, but you don't know it because they haven't raised their hand. You don't know who they are offering the lead magnet, getting their contact info, doing the call to action where it positions the thing like the, the 10 restaurants that most locals don't even know about. That sounds super awesome. The way that it's, that's packaged up. All they have to do is comment the word eat to get it. That's the call to action. Call to action. Clear bio. I think you'd be blown away at how much more business you can get now. This is something that takes practice. Learning how to frame and package up the calls to action, how to do the lead magnets, what to do, where to put it, how to deliver it, all the stuff like it takes practice. There's a process to it. You can figure it out that you can watch YouTube videos or I'm Actually doing a small group coaching, a small coaching group called the Instagram Listing Blitz. This is group two.
