So today I'm going to share with you the top five uses of AI for real estate agents in 2026. Let's go. Welcome to episode 432 of the massive Agent podcast. I am your host, Dustin Brome in Salt Lake City, Utah. Today, we are talking about the five things that every real estate agent should be using AI for right now. So it's March 2026. This will be out in April 2026. What should you be using AI for specifically? There's a lot of talk online about using Claude, using ChatGPT, use AI for everything. But the question that I get the most by far is, well, what do I use it for? Well, if you've been asking, what the hell do you use AI for and which tools do you use? Claude, Gemini, Grok, whatever. I'm going to share with you exactly what to use and what to use it for. This is a good one. Before we start, AI is a tool, all right? All these different LLMs, chat, GPT, Claude, Gemini, Manus. I'm forgetting a bunch of them. Like all, all the one notebook, lm all these things, they're all tools. And what most. One of the biggest mistakes that I see agents making is you use the same tool for everything. Well, if you were a contractor, would you use a hammer for everything? What if you had to paint a wall, would you still use a hammer? Of course not. You would need a paintbrush or a roller or a sprayer or whatever, right? So AI is no different. All of these different tools that are out there, it's not one size fits all. I know that Chat GPT started the, the deal and you got used to that. But one of my, one of my most viral posts happening right now is a video where I'm sharing with agents how to switch to Claude from Chat GPT. It's not about switching completely and stopping one and using the other. It's adding Claude to the mix for certain things. So if you're using Chat GPT for everything, most people are, but it's not the best for everything. So you're going to learn a lot from this. I'm doing videos every single day, breaking down AI, what to use, what to use it for, all this stuff. But let's get into the, the, the, the topic at hand, okay? The five things that real estate agents should be using AI for right now, today. Number one, to write everything faster and better, to do better content. Content, content, content. Copywriting, emails, blog posts, all the stuff. If you are, if you're not using AI to refine your ideas and, and just to help you get your ideas better with better hooks and, you know, better flow and all of that, that's by far the best thing you could do right now. There's all sorts of automation and stuff that helps, you know, do work for you, but doing more content, doing better content, doing more writing and better writing is, I believe, the number one use of AI for agents. So that's video script, it's emails, it's writing your listing descriptions, SOI outreach, you know, figuring out drip campaigns and how to, how to word them and how to format them. Objection. Handling scripts, lead magnets, social media captions, this is all obvious. And most of you were using Chat GPT for this, but Chat GPT is not the best at writing content. It's just not. It sounds like AI, you, yes, you can write certain prompts and train it and it can improve. But the tool that I use for anything creative, for copywriting, for scripts, for content, ideas, Is Claude. Claude just naturally, by default, is better, dramatically better at content and scripts and everything. Now, let me say this about scripts, because I've had a few comments on some of my recent posts, and they're like, stop using AI to write all your content. I agree, I agree. Here's what I'm not saying. I'm not saying that you should say, claude, give me a script on this. Here's some ideas, blah, blah, blah. You know, write me a script. And then you take the script and you just like. And then you read it like a robot. That's not what you should be doing. You should be taking the script, going through it, and being like, okay, that sounds good. Let's reword that, let's remove this, let's move part, this part here to that part there and tweak it. Claude can get you 90% there. You have to polish it up, add personality to it, make sure it sounds natural, make sure it doesn't sound robotic and weird and. And like somebody else. You've got to be the one to take that extra 10%. If you are using AI to just give you a script and then you just mindlessly read the script, it's not working as well as you. As you want it to because it sounds unnatural. It's weird, it's inauthentic. It's AI generated content. So use it as a tool to get you 90% there. And then you've got to get that script, the remaining 10%, by infusing your personality and your authority and your wisdom and all that stuff and move stuff around so that it sounds right. I, Claude, is really freaking good at giving hooks. I'm still better. Okay. It gives me a bunch of ideas, and I'm like, okay, I'm gonna take that and that and piece those together. There's my hook, and I throw it in there and I say, what do you think of this? And it usually says, yeah, for what you're doing, that's actually better. And if it's not, it's gonna challenge me a little bit because I've prompted Claude in the. In the settings to challenge me. I want it to be a ruthless mentor, so to speak. I want it to critique everything and not just mindlessly say, okay, like ChatGPT. Chat GPT is a sycophant that will just agree with you no matter what. It used to be worse. They made OpenAI, actually made a patch that or an update that made it less of this agreeable sycophant. But just having a yes man is not Helpful. You need something to challenge you. And Claude's really good at that. So doing better content is key. Here's, here's the nuance. Okay? The prompt that goes in determines the quality. Okay? So garbage in, garbage out. Quality in, quality out. Claude is just better. Say so if you know what you're trying to do. I'm going to give you an example. When I was, when I was coming up with this podcast episode, I went to Claude and I said, I want to do an article on the top five uses. The top five things agents should be using AI for right now. Here's some thoughts. And I put using it, this, this, this. And I said, help me refine these ideas. That's all I said. So I gave it all my notes just in an unedited, just, you know, brain dump. I told it what I want the episode to be about, and I said, help me refine this. It brought back some ideas. It said, what about this, this, this, this? I said, okay, I think three of the five were pretty good. Then I added two more, and I went back and forth three or four more times, and pretty soon I had an outline for this podcast. That's how I used it for this. That's how I use it for my videos, YouTube videos, all this stuff. So that's number one, using AI, specifically Claude, to do great content. Now, Jim, if you're doing anything YouTube, Gemini is freaking fantastic because Gemini is Google. Google owns YouTube as well. So anything YouTube related. Gemini is great even for scripts. But also, like, what about this? How do I optimize this? Should I use, you know, in 2026, should I be using hashtags in my YouTube description or not? Should I be using emojis in my titles or not? And why it. Gemini is great for anything YouTube. All right, number two. Number two, use AI to polish your skills, to practice, to practice without embarrassment. Okay? To role play. Role playing, if you can. Role play. Objection. Handling negotiations, buyer presentations, listing appointments. You know, agents have a hard time practicing with your broker or with other agents because you feel stupid, you feel weird. Role playing, it's something you have to get used to. Luckily, there's a tool out there, the voice mode in Chat GPT. Use Chat GPT's voice mode to, to roleplay with you. So just tell it what you're trying to do, and if there's a specific direction you want to go with it, you're like, hey, I'm. I have a big listing appointment coming up. I know they're interviewing other agents. They're probably Going to ask me about A, B and C. I want you to, to act like the seller and, and you know, and have some objections, right? And then you can go through and role play with, with voice mode and you just talk to it. Voice mode in Chat GPT and GROK has it as well, but I like Chat GPT for this use is incredible if you want to go back and forth with AI in a casual way. Voice mode on Chat GPT incredible. Use it to, to polish your skills and to rehearse and to role play. I mean, it's not just a productivity hack. This is a complete like, you know, skill, skill unlocking, if you will. Voice mode makes it feel like you're talking to, not talking to somebody else. I, I see very few agents do this, but if, imagine if you're driving to a listing presentation and you just turn on voice mode and you just say, hey, you know, I'm going to a buyer. You know, act like you're a buyer, bring up your concerns and, and you know, my job is to overcome the objections and to educate you and then your job is to push back and then tell me how I did. You do that for 20 minutes on your way to an appointment. You do it here or there, you're going to be a hell of a lot better. You can practice with someone else in that situation without actually being in that situation. If you don't have any business happening right now, maybe you're light on listings, but you want to get really fricking dialed in with listing presentations. Turn on Chat GPT Voice mode number three. Agents should be using AI to research anything instantly. Diving deep and learning and getting better is. It's incredible how fast you can do it these days. So here's my notes on this neighborhood reports, market trend summaries, competitor analysis. If you're like, what are these agents doing? Well, and you know, how can I do it too? You can have AI analyze your competitors online. HOA documents, inspection reports, finding red flags in inspection reports, lender product comparisons, I mean, you name it. All this stuff that's like a big pile of information. You're going to go into a Notebook lm, which is a Google product, go into Notebook LM and you just drop, drop them in there as sources. You could drop them into, into Chat GPT voice mode as well. If you want, you can throw it into Gemini. But I think NotebookLM is fantastic for research and teaching you things. You take a bunch of information, you throw it in there, it, you know, compiles it and you can Even push a button in NotebookLM that will read it back to you as a podcast. It's called the audio overview. So I love doing this. I did one just the other day about an article. I found one article and I was like, no fricking way. That's true. I found like five others. I just gave it the URLs. I think it took 10 or 15 minutes. It compiled all the information between the articles and it gave me a 24 minute long podcast episode, or as they call it, an audio overview that I could just click play on and listen to in the car. And it is so much easier to digest the information when you feel like you're listening to a podcast and it'll, it'll boggle your mind. Like instead of just reading the articles, which is, I mean that's helpful enough, but to compile it into a podcast episode, going back and forth between a male and a female host, it's unbelievable. I retain so much more and I learned so much faster. And you can even, you know, listen to it at 1.5 or 2x speed, whatever you want to do, just like a real podcast. And you can learn stuff so fast. I absolutely love NotebookLM for that. And my wife was, my wife is actually using it to study for something. Uh, and she, she put up all the information in. She said, quiz me on this and it starts quizzing her and then she takes that information, throws it in a chat GPT voice mode, quiz me on this. And just back and forth, multiple choice questions, open ended questions, you name it. And she's being quizzed on this test. She's Preparing for using AI. Unbelievably cool. So the third use, researching anything instantly and learning 10 times faster using NotebookLM and possibly Gemini or ChatGPT. But NotebookLM's audio overview for sure. Number four, the number four thing agents should be using AI for right this second, creating content without a team. Creating content like you have a team. Okay, so full short form content workflow ideas. Take the ideas to the hooks, to the scripts, to captions, to hashtags. Agents crushing it on Instagram and YouTube right now aren't necessarily more creative. They are better at using the tools available to be more productive and to get more done faster. Okay, they have a faster production system. AI is that system. Use Claude for writing. Use Gemini for YouTube, anything. YouTube, even like thumbnail concepts. This is what I've been using it for. Here's my video idea. Here's what, here's my thoughts on the title. Here's, you know A bunch of notes on what's going to be in the video. Help me refine it. Give me title ideas that are optimized for clicks that'll perform well on YouTube. And then give me some thumbnail ideas. And it, it goes through in such detail exactly what the thumbnail should look like. Put this in the upper left, Put this in the upper right. Use these words and have it at the bottom, bottom centered. Put you in the upper right. It's just, it's just incredible. So anything. Claude and Gemini for content. Now, I will say this, speaking of content, creating content without a team. Okay, and number five kind of, kind of touches on this, creating images and graphics. Now, I'm trying, I don't want to overwhelm you here, but Chat GPT is still pretty dang good at creating graphics and creating images, depending on what it is. So I, I still use ChatGPT for images and graphics. I use Gemini for images for sure, because Gemini is freaking amazing at coming up with graphics. If you've seen my Instagram post lately, like that, that tombstone that said chatgpt is dead. I just said, make me a tombstone that says these words and blah, blah, you know, and it, it just spit that out. A lot of the graphics that I'm putting on social lately have come from, have come from Gemini. But Claude, Claude is not good with images. Claude is really good with reports, like PDFs, lead magnets, seller guides, like CMA reports. So number five is actually the number five thing you should be using AI for is building lead magnets, tools, web apps, dashboards, calculators, without any tech skills. Okay. And Claude is the tool for this. Right before this episode, I was using Claude to refine a dashboard that I built that I'm going to be showing you all soon. I'll do a video about it and I'll share it on social. But I have a lot of different aspects of my business. I get income from a few different places. I get paid to speak sometimes I have affiliate marketing income. You know, sporadically here or there, I get, like, if you purchase something through my Amazon store, I might make $4.73. So thank you very much. But nonetheless, like, there's, there's some of that. There's revenue share for my brokerage. I get referrals every once in a while. There's social media. Content creation is a huge part of what I do all day. I have all these different things going on. Oh, plus coaching and all this stuff. Right. So I made a dashboard with Claude that just takes all this information from all these places and puts it in one page. All I had to do was know what I wanted. And I told Claude, here's what I want. Can you help me? And then it walks me through. You know, it takes a little bit of time. It's not like two minutes later you're gonna have this thing. But everything I didn't know, that I didn't know, it taught me. It's like it built this whole thing. It gave me the code for it. And I'm like, what do I do with that? It says, okay, well, go here, do this, do that. It asked me, do you have a budget? Like, do you want a free version or do you want to have to pay for something to host this dashboard? I said, free. So it said, cool. Use this tool called netlify. Here's what you do. You drag the folder over and it just pops up. And it taught me within 20 minutes, like all this stuff that I never in a million years, like, I would have needed a, I would have needed to pay thousands of dollars to an engineer to, to someone who writes code to do all this stuff. So the old way is you paid a developer, not an engineer, a developer. You pay him, you know, a couple grand to build something and then you have no control. Every time you wanted to change something, you got to hire him again. Now I just tell Claude, update this. It spits me out a new code thing. I throw the folder over into netlify. Boom, my dashboard's updated. I've built calculators, I've built building all sorts of web apps and dashboards that just visualize my business. Now this is advanced. You don't need to use it for this, but lead magnets, seller guides, neighborhood guides, you know, making your, you know, your five tips for a first time home buyer, making it look pretty without having to go to Canva and manually doing it. Have Claude build it. Or if you want to build a dashboard with a, with like a net sheet calculator that you can just give to all your sellers and, or sit there with them at. I've built one of these. Okay, this is, this is super cool. You build a net sheet calculator where you sit down with your sellers, you put in their, their ideal sale price. You put in it, it already has some of the fees involved. You put in the commission amount, you put in a buyer's agent commission, you put in title fees, all the stuff. And then it shows you what their net is at the end. And then you can just mess around and play with the dials. But they think it's so cool because they're like, wait a minute, your branding's on this. And you can even have it to where it says their name on it. You could. The stuff that we used to do on paper or in a spreadsheet. You can make a fancy web app in five to 10 minutes using Claude for free, without even needing to know how to code. You just say, I want to build this, and then it spits it back. And if you want to get crazy, you say, well, change the color, change the font, move that from the upper left to the bottom right. Add this, remove that, tweak this. It's unbelievable. I don't know how to code. I'm not technical. But I am building all sorts of platforms that you will soon know about because I'm going to be releasing them to all agents very soon. Built with Claude. Okay, I have these notes here. I completely went off without my notes. So here's what we got here. The old way, you either paid a developer 2000 to buy something, you bought a generic tool everyone else in your market is also using, or you just went without. But the new way is you just describe what you want to build with AI to AI and it builds it for you. No code, no developer, no waiting three weeks for a freelancer to finish it. Just builds it on the spot. So agents are what agents are actually building right now. Neighborhood guides that double as lead capture pages. This is cool. You could just say you could take one of your lead magnets, put it online with a lead capture deal where they have to input their information. They have to, you know, submit their name and email first and then they get access and then that automatically zaps over to your CRM. If you want, you can create all that for for free. Just takes a little bit of time. Mortgage payment calculators, what's my home worth? Estimators, first time buyer quiz funnels, relocation guides for specific cities. Rent versus buy calculators. These aren't templates, okay? These are custom tools that are built around your market, your business, your brand, your audience. Exactly what you're trying to do. Claude is what you use. There's Claude code, which is a little bit more advanced. I don't know how to use that. I've never used Claude code. I just use Claude and say, build me this and it does the code. So I don't. Okay, I was. I was about to completely rehash something altogether. The bigger point of the episode is this. Okay? All building all this stuff and getting Fancy used to require a technical developer or, you know, a $500 a month SaaS subscription. But AI eliminates all of that. You can build CRMs, you could build dashboards, you can build all this stuff that you right now have to pay for through some SaaS platform. And there's an argument to be made if it, if you can pay 20 bucks a month to just have it versus building your own for free, you know, what's the trade off there? I totally get that. But AI, AI is absolutely changing everything right now. I've never seen agents have more control over their business, every aspect of their business than we do right now because of the AI tools currently available. Like what's going to be available a year from now will probably boggle our mind. But even right now, today, we can, we can build anything we want. You can build anything you want. You don't need a big budget, you don't need developers, you don't, you just have to know what you want to do, what you want to build, whether it's an ad for Instagram, a lead capture page, a nice CMA report, CMA report, a seller, net sheet, calculator, you name it. So the top tools, Claude, obviously it came up a lot. Gemini Notebook, LM, ChatGPT. It's not, it's not dead. Using it for literally everything is dead and stupid. You shouldn't do that because the same tool is not good for all uses. But there's still a great use case for it for creating images and voice mode, for quizzing you and role playing with you. So you don't need to be an expert on all those things. But if you're already doing those five things, which I'll recap. Okay, right. Doing content, writing everything faster and better, practicing role playing, polishing your skills, researching anything instantly, creating content like you have a team and then building lead magnets, tools and web apps. If you're doing any of that already. Fantastic. Use the AI tools that are right for it, get it done in half the time or less so you can spend more time on money making activities. That's the key, is not to fill all of your time with, you know, AI, but to free up time to do money making activities like create content, have conversations, service the clients, all that stuff.
