Ramsey I just recently am starting to be the custodian for my brother. My brother is 65 years old. I'm the custodian for all of his financial accounts.

My mom used to be responsible for it, and she handed over to me a couple months ago.

He currently lives with somebody who used to be a friend, and so he was paying $500 a month for a one bedroom, one bath. They've since become a couple, so now he's still paying the $500, but he's not renting a separate room. He's basically just sharing the house with this other lady. And now that I've taken over the account, she's come to me and said that she thinks that because they are a couple, my brother should pay for half of the major repairs that are needed on the house. The house is in need of repair. So when I say, like, major repairs, I'm talking about, like, renovating bathrooms and things like that.

So she owns the house?
Kathleen
She owns the house. I don't know how much she owes on the house or if it's completely paid off or if she's still making a mortgage. Yeah, she's not. For. She doesn't. She doesn't talk about the finances with our family.
Dave Ramsey
Yeah. Well, she does now.
Kathleen
Yes.
Dave Ramsey
She just came and asked for money.
Kathleen
She did. And I just gave my brother $500.
Dave Ramsey
Yeah.
Kathleen
To pay for the septic tank because it was a little bit of an emergency and she didn't have it.
Dave Ramsey
Okay, let's stop. No one pays to fix up a house they don't own, that they're renting.
Kathleen
That's what I told my brother.
Dave Ramsey
If you're a renter, you do not renovate the landlord's house for him.
Kathleen
Right.
Dave Ramsey
Even if you're sleeping with the landlord.
Kathleen
Yeah. I guess my main question is, should I. Should I ask for him to be put on the mortgage? Would that make a difference?
Dave Ramsey
No.
Kathleen
Do I really want him?
Dave Ramsey
You don't want him on the mortgage? You mean on the deed? If she deeds the house over to him now he's the owner, but I don't think he needs to be an owner of a house, do you?
Kathleen
Well, that's. That was definitely my other issue.
Dave Ramsey
I don't know the extent of. Okay, I'm sorry. There's a. I'll just go ahead and say what I'm thinking, and I don't Want to be unkind. Okay. Okay. There's a little bit of me that I don't have. The details. You know a lot more of them than I do. But she. You take over the money, and she suddenly appears at your doorstep after the deal is changing the deal. I feel like she's taking advantage of.

Him, which is why I have custody of the account, so that. That doesn't happen.
Dave Ramsey
I know, but I'm saying I'm afraid that that's what this is looking like. Like she sees she's a bit of an opportunist.
Kathleen
Yes.

Because she's broke. She can't afford a $500 repair, so she's coming to you.
Dave Ramsey
Now she's got a guy that. That's sharing a bed with her that is intellectually challenged, you said, Right?
Kathleen
Yes.
Dave Ramsey
And I'm. That scares me for him. I. And you're his sister. You love him. And it's your responsibility to take care of his goods for his benefit, not for hers. So I don't know if she's got ill will or what percentage of this is ill will, but really, I don't care. I'm not giving her any money to fix up her house.
Kathleen
Okay.
Dave Ramsey
That'd be, like, her problem. And if she doesn't want him to live there, then that's something they can all discuss. Or if she wants him to move back out and pay rent and live in the other bedroom, that's fine. But there was never a problem until they changed bedrooms.
Kathleen
Right.
Dave Ramsey
And now there's a problem now. That's when people got confused. So. I know. I'm sorry. I mean, if he was just renting from a regular person and they came and said, hey, pay to put a roof on the house that you are the renter of, we would all laugh and say, that's crazy, right?
Kathleen
Yes.
Dave Ramsey
And that's kind of very much what this is.
Kathleen
Yeah.

Gosh, man, I'm. Wow. What a tremendous love. What tremendous love you have to take this burden on because this is. It's got to be a little bit stressful for you because you're going to face some conflict here you don't want to face right now. He's.
Kathleen
Is he going to be upset with you there?
Dave Ramsey
I'm sorry.

And I don't want him to live in a dilapidated house either, and he doesn't want to move.
Dave Ramsey
Well, that's. You know, I mean, if the house is unsafe, then we've got another issue. If it's just less than optimum, then. And that's where he Chooses, then I'm. That's his choice. Okay. I'm okay with that part of it. But at the point that it becomes, you know, a health hazard or something like that, then, yeah, we've got to make another decision on his behalf, and he's going to be unhappy with that. But. Oh, well. And so, yeah, the problem is the. Everything was real clear till you got sex involved, right?

Yeah, pretty much.

That's really what it comes down to.

That's really what it comes down to. And so. And then that muddled up everything and muddied the water. And so, yeah, I think that tells me that everything's still real clear.

Yeah. Well, my. Here's what I think is going to happen next. She has a hard conversation with the landlord. Landlord turns brother against sister and goes, I can't believe you see what she did? She won't give him money for the septic. Now, you've just caused some triangulation here, as they call it in therapy. And I don't, I don't like any of it. It's going to be messy.

Yeah, well, I, I, you know, it might not be bad to just sit down with both of them and say it's. I talked to my financial counselor and he felt like it's unwise because I, I'll be your financial counselor. You can blame me. I don't care if they're mad at me. I can deal with that. You just get in line, right? It's a Tuesday for Dave. But, yeah, the. Yeah, just Dave said. And he said, you know, you shouldn't. Someone's house that you're renting, it's not good for you, and it's an improper use of the relationship. So you can quote me. You can play this back if you want. I don't care. And, and then if she is trying to take advantage of him, she'll be really pissed after hearing this deal. So. But anyway, yeah, I, I think to keep the triangulation down the way when you said that. That's beautiful because I always. There's. You can stop triangulation instantaneously by standing in the middle of the triangle and just put everybody in the room and let's just have us a little meet.

Little, little meeting. And everybody hears everything from the same thing and nobody gets to play it off of he said, she said, he said, she said. Exactly.

Definitely a strange situation, though.

But, Kathleen, I think you're in a better position, emotionally, relationally than your mom to do good by your brother. It might be more difficult for your mom to tell him no and tell this landlord lady no. And I think you know if I'm as a loving act to your brother the answer needs to be no. And I would say it in front of both of them gently, kindly, no raised voices and no cuss words and then just say I'm sorry. It just doesn't make sense to me. If you want to go up on the rent and put him in a different bedroom, I understand that as long as the house is a healthy not a health hazard, him living here is just fine with me. But no, we're not going to be investing into someone's home that we don't own and no, we don't want to own it either by the way just to be real clear. Now that's that real clear.
