Hey everybody, I'm Dave Rubin and this is First Look. It's Wednesday, May 27, 2026. We've got a packed show for you today. New York Mayor Zoran Mamdani says the c city should seize neglected private properties and transfer them to nonprofits or even tenants. The Trump administration ramps up its immigration fraud crackdown by targeting asylum lawyers accused of coaching illegal immigrants to lie. A San Francisco YMCA quietly changes its locker room rules after controversy surrounding a transgender identifying individual who Exposing themselves in women's spaces let's dive in. We start in New York City, where Mayor Zoran Mamdani is once again pushing policies that critics say sound less like mainstream American governance and more like outright socialism. During remarks this week, Mamdani announced that his administration wants the power to transfer ownership of neglected apartment buildings away from landlords and and hand those properties over to nonprofits, community land trusts, or even tenants themselves, Mamdani said. For buildings that have suffered chronic neglect, we will work to transfer ownership to responsible stewards. Then he added, when necessary, we will take aggressive legal action to remove negligent owners and property managers. Now notably, Mamdani did not fully explain exactly how the city was would legally seize privately owned property. But critics immediately pointed to New York's controversial Third Party Transfer program, or tpt. That program allowed the city to foreclose on distressed buildings if landlords owed back taxes, failed to pay water bills or accumulated large numbers of housing code violations. Once the city took control, the properties could then be handed over to nonprofit organizations, community housing groups or tenant controlled entities. Now supporters claim the program protected renters from slumlords, but critics argued it essentially allowed the government to strip owners of valuable private property through aggressive enforcement and bureaucratic pressure. And the backlash became so intense that the TPT program was paused back in 2019. Now the city Council is considering restarting it right as Mamdani openly embraces the idea. And honestly, this is exactly why so many business owners and property investors are panicking about the direction of New York City. Because the message increasingly sounds like if the government decides you're not managing your property correctly, they may simply take it away. Now Mamdani says his housing agenda grew out of what he called rental rip off hearings, which where tenants complained about poor conditions, lack of repairs, rising costs and negligent landlords. But here's the contradiction critics keep pointing out. Many of these same tenants are also paying heavily subsidized rents through rent stabilization laws. Some renters at Mamdani's hearings reportedly demanded rent freezes, major renovations, building upgrades and and expanded tenant protections, all while landlords face increasingly strict caps on how much rent they can legally charge. And even Mamdani himself now appears to be quietly backtracking on parts of his own rent freeze proposal. Earlier in his campaign he pushed for a blanket freeze on rent stabilized apartments, but now he's reportedly allowing exemptions where certain landlords could still impose one time rent increases or on vacant units. Even under a broader freeze policy. According to the Wall Street Journal, dozens of landlords may qualify for those exemptions now. Currently rent stabilized apartments in New York are already subject to a 3% annual cap on one year lease renewals. But the bigger issue here is ideological. Critics argue Mamdani's entire worldview is increasingly treats private ownership, profit and landlords themselves as inherently suspicious. And honestly, when a mayor starts openly discussing transferring private property from owners to politically approved stewards, a lot of Americans hear something very different than housing reform. They hear government control. Now to Washington, where the Trump administration is escalating its immigration crackdown. And this time, it's not just targeting illegal immigrants themselves. The administration is now instructing ICE attorneys to aggressively investigate immigration lawyers accused of coaching migrants to lie in asylum claims. According to the Department of Homeland Security, attorneys who help fabricate persecution claims, encourage fraudulent asylum stories, or coach illegal immigrants to conceal facts could now face heightened scrutiny and potential legal consequences. Homeland Security General counsel James Percival said, for many years, millions of illegal aliens have committed fraud in our immigration system. Then he added, no place is this more rampant than in immigration court. Now, under US Law, asylum protections are supposed to apply only to people facing legitimate persecution based on race, religion, nationality, political opinion or membership in a protected group. But the Trump administration says the system has been completely abused. Percival argued that immigration attorneys now routinely claim virtually every illegal immigrant faces persecution or torture back home. He said protection claims like asylum, are intended to cover unique and narrow circumstances. Instead, DHS says the asylum process has increasingly become a loophole, a delay tactic, and in many cases, outright fraud. Now, ICE attorneys are reportedly being given expanded authority to pursue misconduct directly, rather than relying solely on immigration judges or criminal prosecutors. And this crackdown comes alongside a massive overhaul of the immigration court system itself. The Justice Department recently swore in 82 new immigration judges, the largest class in agency history. That brings total immigration judge hires for fiscal year 2026-153, the highest single year number ever. The US now has nearly 700 immigration judges nationwide. And importantly, this hiring spree came after the administration fired more than 100 immigration judges who reportedly granted asylum in roughly 46% of cases, according to the New York Times. The administration also recently changed green card rules, requiring many applicants to return to their home countries while waiting for permanent residency decisions. Why? Because, the Trump administration argues, the old system created huge numbers of visa overstays and illegal immigrants who simply disappeared into the country after denials. And according to DHS data, roughly 500,000 immigrants had overstayed visas as of September 2024. Now, politically, this story gets at something Many Americans have become increasingly frustrated by the sense that the immigration system has been manipulated for years by activists, loopholes, and legal gamesmanship. The Trump administration's message now is very simple. If the asylum system is being abused, they're going after everyone involved, not just the migrants, but potentially the lawyers helping them do it. And finally, a San Francisco YMCA is finally being forced to deal with a situation that never should have been allowed to happen in the first place. The Stonestown Family YMCA has quietly updated its locker room policies after months of complaints from women about a transgender individual known as Sammy repeatedly being fully naked inside the women's locker room. According to reports from the Daily Mail, the YMCA has now posted new guidelines stating nudity should be discreet, limited and brief. The updated rules reportedly say nudity is only permitted while actively showering, members should remain covered in common areas, and guests are expected to respect personal space during times of undress. Now, let's be honest about what this is really about. According to multiple members, Sammy had become notorious inside the women's locker room for standing completely naked in front of mirrors, bending over while using a hairdryer, and lingering unclothed in shared spaces around women and girls. And when women complained they were reportedly called intolerant or even drunk. That is insane. Women should not have to argue for basic privacy in their own locker rooms. And frankly, this is exactly why so many Americans are fed up with activist gender ideology being forced into spaces where it clearly, clearly does not belong. A women's locker room should be for biological women, period. Not for biological males claiming a gender identity while exposing themselves in front of women and families. That's not inclusive. It's inappropriate. And what's telling is that after months of public backlash, protests and petitions demanding gender neutral alternatives, the YMCA suddenly changed the rules. According to reports, Sammy has not been seen at the location since the policy updates went into effect. Which tells you everything. Because once regular people finally started speaking up loudly enough, the YMCA quietly acknowledged what should have been obvious from the start. Most women do not want biological males naked inside female locker rooms. And honestly, they shouldn't have to apologize for saying that out loud. And that's your first look this Wednesday.
