I heard some go down. And because I didn't leave my room, I just stayed in there for three days until I, like, got healthy, and I just got, like, Domino's delivered to my room. That was the only thing I ate.

But every position player essentially has to play summer ball. And there's so many position players that as soon as they get there, they're like, I need to figure out an injury so that I can go home. It's like, as soon as your spring season is over, you have to go.

But what's really unique about this building because it's become, like hugely famous is we're making like the top, if you remember, if you. If you see the. The video or any of the pictures. It's got that green copper top. Yeah, right, that copper top. For a hundred years, no one's been able to go up there. It's always been privatized. You know, like classic. You could only go up there if you're a doctor or something. And we're making the top floors open to the public. So now it's gonna be. Yeah, the first outdoor observation deck.

And then what's really unique is we're doing something real wild with the chimney. Because if you. If you see it's got this point and that's an old smokestack. In 1927, they. They put coal in the bottom and then that smokestack still. You see some of the buildings, they still have smoke coming out the top, Right? Well, when we modify it, you don't need that anymore. And that's a huge space. It's like 5 by 14 or something. It's a pretty big space. Just enough for an elevator. So I can give everyone the Willy Wonka experience.

Yeah, pretty much. Like, and then that one's a really big building. There's a lot to be done there. It's like. It's like eight football fields on top of each other.

When you're looking to buy a building of this size, what are you looking for?

[Tom Skyscraper Guy]

Well, let's kind of think about the difference between now, you know, like, then and now. Right. Because before I got in the game, in the sense of skyscraper game, that was like, before COVID I'm not, like, the typical skyscraper owner. You know what I mean? Like, you look at me and be like, ah, that guy owns skyscrapers. I don't know about that. Right.

Yeah.

[Tom Skyscraper Guy]

And the thing is, before COVID I mean, that was the case. It was like a status quo. Right. 80% of skyscrapers were offices. And then what happened after Covid, man, like, everything just fell apart. It was like a different type of.08 for. For the guys that were owning these kinds of buildings. And so when covet happened, these kinds of buildings came up, and now they became tangible. It became something that investors like me can come in and say, you know what? These guys are, like, waiting to. For whatever. They're either waiting for to correct more or something. But I'm like, no, this is. These are, like, really good value, you know? And so it. That vacuum is. It created the opportunity, number one. So when you say, what are you looking for? It's kind of like, well, is it price?

Okay. Because some of these things, they're in the hundreds of millions of dollars.

What was the price for the Pittsfield building?

[Tom Skyscraper Guy]

I paid seven and a half for that one.

But things like, you know, when you think about, like, the block, like, Robert Morris and stuff like that, the same thing, you know, you're buying that for the cost of, like, a condo, you know, like, it's insane, and it's just. Because nobody. It's the. Let's call, like, maybe, like, the old money, you know, the money before me, they looked at this stuff a little bit different. You know, they saw it as one thing. This is what it's going to be forever, and let's leave it at that. I come in here, I'm like, no, it's not. It can't be what it was. Clearly it didn't work. And so we need to kind of modify it and switch it up and figure out, all right, what is the best use case of this. And right now, Chicago really needs housing. All these, all these buildings are empty. And so, but not all buildings can be turned into, you know, apartments or, or public space.

Like example, like, like the, the Robert Morris building. It's a huge building, and you can't just have these, like, huge units. So you got to do a little bit more creative thought into what to do with those kinds of buildings.

No, just I look at even more investors ourselves.

Like, that's it, like, good for Chicago.

Yeah, yeah, man. I mean, it's just. I, I see. Just, just started off on my own and, you know, they, everyone tells me, like, oh, you start with duplex. And I said, ah, skip all that, go straight to skyscraper.

And do you do like, do you like, you obviously have. Is it. Do you get a mortgage on a skyscraper? How does that work?

[Tom Skyscraper Guy]

You. You do. Eventually. You do, right? So when, when you buy things out of, like, foreclosure, a lot of these things, you're buying them from the banks typically, you know, and you can't really get, you don't. You don't get loans for that. The banks won't finance the foreclosures. So you got to do a lot of cash deals. And then you got to get investors to see the vision. You know, nobody was doing this kind of stuff when, when we bought Pittsfield. So they would look at it and be like, I don't know what you're going to do with that. And it took. It took quite a long time to, to bring it, to get the city to understand what was going on and then present a plan. Then all of a sudden it makes sense. And then now, once it makes sense, you can then bring it to a bank. And then all of a sudden, bank says, oh, this is sense to do this.

So what are we gonna do in your skyscraper?

What can we do? There's so much to do, man. So, like, obviously we've done the, the penny video. Yeah, right.

But at the end of the day, it's all meant to bring attention to the building itself, because that's really what it's about. It's like, I'm more of a preservationist than I am like a. You could be a fund manager guy, you know, taking money from people and buying these deals. But at the end of the day, the passion is, like, redoing these buildings because this thing is. It's a hundred years old.

Well, look, there's a lot of room, a lot of space to be had. You know, are you making content around it now just to kind of promote it, or do you are going to keep making content? So, yeah, so we. It's. It's important we release some series because there's so much content to be had. The pit seal has the most history. Well, Roberts Morris also has a ton of history, but in terms of. Of aesthetic and everything, it's. It's gone. I mean, it's gone crazy. You know, it's like hundreds of millions of views at this point, and it brings attention to the building. You know, people. People think of skyscrapers as, like, coveted and secret and. And, like, proper. You know, like, you're not supposed to do this kind of stuff, right? But they're just buildings, and they have. They're. They're characters, too, you know, and so it brings attention to the building. So people realize, like, hey, this is. This is something that's happening. You know, this is one of the largest kind of rehabs like this that's happening right now out in the world. And so, yes, it's important that people see it, but even then, when they see it, we get craftsmen that come in that are like, oh, I'm fourth generation. We're like, oh, we need you, dude. You know, like, yeah, we need.

We don't have a guy that does this crazy brass work, like, how you do it, and it. That's a whole content just around them. And what's. What's interesting is, you know, we did this penny video, and that was just. Just because. Right, because why not? Like, you have a skyscraper. Everybody wanted to know this myth. Granted, when we. When we did it, we did a lot of. Man, we did a lot of math, right? Trying to figure out, like, how to make sure it works and everything. And we were dropping. We even dropped, like, a thousand pennies to see what would happen. And they. They hit maximum speed, like, 50 miles an hour, and they just kind of, like, flutter out like that. Right, right. But when you do a clump of 20,000, it takes a minute for them to clump out. But if you watch that video, like, in the last 30ft, they just went foosh.
