Shocked, honestly. I'm trying to think which of those numbers I am the Most surprised by. 300 episodes, five year anniversary next Monday. 100 plus countries, 20 million plus downloads. Who the hell are we? What is happening? How is that even a real sentence that we're saying? I gotta say, I'm just, I'm proud of us. I'm honored that people continually want to hear from us and grow with us and, and be a part of what we're putting out into the universe and that we're continuing to evolve in your 5 or 30 minute Thursday. So I'm, I'm just proud, I'm honored, I'm grateful. Especially me, like being a nobody regular person. What, what an, what an absolute dream that this has been. And good for us, Good for us.

Honestly, it's hard sometimes to sit back and just be proud and take it all in, but this should be a moment that we're proud about. And I'll tell you, it's just like everywhere I go at this point, if there are big crowds and I do get stopped, trading secrets always comes up.

I was at the Buffalo Sabres game. I mean, heartbreaker, Unbelievable. I might be the issue. I was also thinking about this numbers wise. I'd like to know how many fans of the Buffalo Bills. I'm not talking about management, I'm talking about fans that got tickets, went to the Kansas City Chiefs AFC championship in Kansas City, lost like the way we did the next year, Go to Denver, in Denver, loss in overtime, then go to game seven, lose in overtime. I would have to imagine it's less than five people. I'm one of those five. I might be the problem. Back to Trading Secrets. I was thinking about it when I was there, someone came up to me. They're like, I've never listened to your podcast. I listened to it because of Kyle Cook. I watched Summer House religiously. And what you did on that episode, the way that you guys were able to bring to light so much confusion and mislabeling and things that we don't get to see on Bravo, was so incredible. And I shared it to all my Friends. Then someone else stopped me and me and said, do you realize, have you taken a second to realize how many people that have done unbelievable things, from billionaires like Todd Graves to, I mean the list is endless that you've had on that show. And I was like, I never really think about it. So you know what? Kudos to both of us. Five years. Cheers to the team without the team behind the scenes. John Gurney's on here. Shout out to the team. And like you said, it's funny sometimes when you hear about 300 episodes, I'm sure one of the questions you always get asked, as I do, is like, who's your favorite guest? Or who you have on our podcast is so unique that like, it's like, man, I gotta think from reality TV to entrepreneurs to multi by billionaires to Fortune 500 CEOs to athletes, to everything to even like get my head around like who we've had on. It's so unique. It's always changing. We're always evolving. And I thought the Kyle Cook episode, like you said, it kind of sums up what we were always trying to do with this podcast. And I think a lot of credit in this goes to you, Jason, in your interviewing skills, how much you've grown and improved as a host. You even heard in the Gaily Alex episode, you brought up what happened with her ex fiance and she complimented, she goes, you know, I just, I'm just. She was so into the episode because of how much care and attention that you were giving to her full story. Not just a headline, not just what everyone knows, not the easy questions, but you get in the weeds with some of your guests and everyone knows that you and I love getting in the weeds. And I think our listeners resonate with it. So fucking rights man. 300 episodes, five year anniversary. Incredible. Just incredible stuff.

For those that didn't listen to it, we're talking about hgtv, HBO superstar. She's in Finance, she gets into interior design. She goes through an awful breakup, her videos start going viral and her big thing is she will go into celebrities public figures house. She has 72 hours, they give her a budget, she does the design. She doesn't talk about the design, they come back and reveal it. David, what you think, What I thought
David
was a lot of things. One, just what you and I needed after a sabers loss when we were just at the lowest of lows is in inject some energy, some. It was like crack. I said that she. This episode is crack because it's going fast, it's high speed, it's high energy and it's a little bit addictive. And I think that in 300 episodes I've been able to do a pretty good job of painting the story for our listeners. Not this one, not this one. Like you gotta listen to the story, you got to listen to the energy. I don't think we've ever had a guest, a guest that gave Trading Secrets at the quarterly mark of the episode every quarter for the episode. It was crazy how confident, successful battle through adversity, honest, transparent. She was. It was crack. It was like, it was addictive. It was great episode.

Yeah. And like you could just tell how just I think that defines her. She's just dialed. No one's going to get in her way. No one's going to stop her from achieving what she wants. She's focused, she knows what she wants. And just relentlessly you could tell when she's got an eye on something, she is going to find a way to get it. I love the story she talked even about Goldman Sachs in the interview. How she called the one guy out and then went for the second time in a row to call her out. And it's just the definition of like when you are yourself. Even though of course every situation you have to customize, right? Like you can't be the same person when you're, let's say teaching a classroom full of kids or you're out with your friends at a bar, you're going to adjust. But the fact that she's like, I don't care what environment it is, adjust but never lose you. Like never lose that special sauce that's you. And I thought that was pretty cool.
David
I mean it was cool and it was authentic and it was like, you know, as she's doing this, she's admitting self faults along the way or things that she's improving on or working on on, but never losing what makes her a couple of the trading secrets that she gave in this that I have to bring up. I love the one how she talked about the golden and sex interview and how every single person she interacted with in their interview has to give two thumbs up. From the security guard who had a purse to the elevator attendant, to the front desk lady, to all the people in the interview. I just thought that was such a good trading secret. Not just from a if you're in that situation point of view, but like life. Treat the janitor, treat the bus attendant, treat the grocery store clerk. Just treat everybody with respect, with kindness, with admiration, and you're gonna get rewarded. Karma is a real thing. Like, you're gonna get rewarded. You're gonna feel better. You're gonna get what you deserve. When you put that out into the world. I just thought, like, her walking through that step of that interview and including that treating secret was a really unique twist. A good. A good wholesome twist in it too.

Yeah. And what also I thought was kind of cool is just how vulnerable she was about the relationship piece and was sad. I mean, that it was honestly what we talked about it in the interview. But like, what a blessing. Like, what a blessing that she was vulnerable and was met with that response because she saved herself a lifetime of hell. Like a lifetime of hell.
David
Yeah. I mean, just hearing that story was heart wrenching. Where she finally got the courage to open up about what she'd been hiding and to be met with that. She said, I could have. I rehearsed that conversation a billion times. My head never did. I think that was a result. Obviously led to. Led to her. I think again, I just spoke about karma. Is there any better karma than going through that, experiencing that, shutting your Instagram off, coming back on your Instagram. And like you said, it was like I opened up a celebrity's Instagram and getting all this wave of good and positive and encouragement and like, what a, like gift from God to go through one of the hardest things I couldn't imagine going through that I wouldn't wish that on my worst enemy to then be gifted this thing of here it is, take and run with it. And then for her to talk about double Tarzaning, I just thought that that was a really interesting. Not just visual. But here's why she was so great. Okay. She talks about double Tarzaning. She talked about the reason she was so successful was stacking on storytelling as a sales thing. And here she is letting me. I'm in my car listening to this. I'm picturing double Tarzan. And she talks about how what Double Tarzaning is how it protects you from the mortgage and the insurance and the benefits and the. And I'm. And I'm picturing it all and it's starting to make so much sense. And you could just tell from the way that she was explaining things, using her tactics of why she's such a good salesperson was incredible.

It was. It was also cool to get like, for anyone that's looking at new homes, renovations, or what you should invest in, it was fascinating to hear her say one of the best places to invest is a kitchen. And she was talking about the fact that if you buy a house that needs to be remodeled with a kitchen, no one wants to buy a house, get a mortgage, all the stuff, and then have to wait six weeks or so to have a kitchen remodeled. So she said, you'll see a huge ROI within the kitchen. She also said, you'll see a huge ROI with the closets in the primary bathroom. I bought this house, I was pretty much sold on the primary bathroom. So I also thought it was interesting that she said to watch out for trends too. There are hot trends that come in hot, like color drenching because it's so moody and it's so right now, but it can go out in a couple of years. And how Shiplap is dead and out. And so I thought there were some cool tips there as well. And then I will tell you guys, I always like to talk about this on 30 Minute Thursday behind the scenes, I got hundreds of questions from you guys to ask her. One of the biggest questions was to ask about her and Dale. I had heard through the grapevine everything was cordial and good. And then two days later, you saw her and Dale on her Instagram, they're out to lunch and she's like, it's so great to still be friends and cordial with an ex. So there's no need to go into unnecessary drama when there is no drama, especially on this podcast. So I thought it was great. And David, anything else on that episode?
David
Well, the last thing I got to say, you just said drama. She said, to be an entrepreneur, you have to be able to take rejection really, really well. When dropped that bomb about, yeah, send him a $275 food basket with a note that says, sorry for your loss when you got rejected from a deal. I was like, jesus Christ, if that. If you have that dog in you where you're like, you did. And no. And you're like, huh, they're lost. I'm just going to spend money and Give them a gift to show them what life they could have been living if they said yes to me. And. And what I'm pitching. I'm like, God, that if you have that, you turn rejection into, like, a moral victory for yourself. Knowing your value, knowing your worth, God is. Is good. She had some juice, man. Like I said, crack, Fully crack. I was like, it was. It was nuts.

I love it. Great episode. If you guys don't follow Daily Alex, you got to go give her a follow. Her content's incredible. And if you didn't listen to that episode, this was released last Monday. You got to go back to it. Speaking of crack, there's a big headline this week. Kim Kardashian skims line unknowingly played a role in a $9.5 million drug bust. Whoa. Okay. There was a driver, Jacob, who was stopped by border force officers in Essex in September while arriving on a ferry from Netherlands. After 28 pallets of SKIMS products were X rayed, authorities said the load was entirely legitimate, and neither the exporter nor the importer were connected to the smuggle load. However, the vehicle was specifically adapted to conceal the skin of the rear trailer door, which led to 90 packages, each containing 1kg of cocaine with a street value of £72 million. That's a wild, wild coincidence, obviously. Clearly just a coincidence. But to have skims in that kind of drug bust is kind of funny.

No such thing as bad press. And they're doing it. Money in pop culture, but it doesn't end there. David, this. This headline might actually. This one might irk you a little bit.

This one came out from people. G. Love says that he lost $424,000 of his retirement fund after being scammed by a fake app. Let it serve as a warning. He lost his retirement fund in a hack scam when he accidentally downloaded this malicious app from Apple. And when he downloaded it, he went to transfer his 6 bitcoin, and it was a fake ledger that stole the bitcoin. He got set up. Now, he put this on social media. It went viral. He put, like, his little bitcoin code there. The app and other resources at Apple are freezing the app for seven days. They're going to try and get this money back. But his Think about. I mean, his entire. You can relate to this a little bit, but his entire retirement. $424,000 gone from downloading the wrong app. Apple responded to this. We will not allow any Type of fraudulent apps out there. We look for them every day. When we see them, they're instantly removed. But just be careful out there. Do you have any reaction to that one?
David
Yeah, I got a lot of reaction to that one. First and foremost, yes. Any crypto in the way, it just. Man, I can't even tell you what I feel about the crypto thing. And it hurts to know that what was once a smallish investment could have been life changing money. And because I didn't understand what I was investing in and how to control and have it and see it, it gives me these feelings every time I listen. So my heart goes out to him. I had an employee, he got scammed last week and he got an email from the school president who said they were trying to put together a surprise gift. And he asked him if he could help purchase some gift cards to go into the surprise gift for the employee. And this is a new impressionable employee. He loves the school. He just wants to make a good impression. He sent the gift cards and he got scammed. $900 in gift cards. He put on his, his personal card and got scammed. And when he went to go look at the gift cards, the money was already off them. I feel bad for him, but it makes me think, man, imagine we could have a scam artist come on the podcast and do blank face and like, you know, blur out his, his voice and just like, how much money are these people making? Scamming? Like, how big is the scamming industry? How much can someone make if they just dedicated their life to try and scam people through emails, credit cards, phone calls? I got a call right now. Look at this. This is a scammer. You know how many IRS calls I get voicemails left about, like, needing help with tax relief? I get like five a day, which is not good because I've heard that means that your number's compromised and you know, all that stuff. But yeah, it's nuts. It's a crazy industry.

I do feel like we got to get more compliance and maybe if it's. I don't even know what the answer is, but there needs to be more accountability because the amount of phishing attempts, the amount of scams happening right now, and with AI, it's getting so hard to tell. Like, it's getting really, really, really hard to tell. What is this game? What isn't? We have a, on our company, we have a tech company that will put out fake audits where they'll fish us just to see if an employee falls for it. And if they get dinged and we got to like have a meeting about it, it's gotten, it's gotten to a crazy, crazy perspective, I will tell you. You know, one guy I'm thinking about having on the podcast is the guy from Fyre Festival.

And you know, he, he essentially, he raised $30 million on fake financials and lost all that money, as everyone here knows, from Fyre Fest and went to prison. He went to prison for quite some time. So he's got, maybe we'll have him on, he could talk about it.

Yeah, he's, he's got a little crazy in him.

Oh yeah, I would say, you know, a little, A little is, is quite conservative. Another one I saw a headline out there is that there's this fintech company called Mercury and it hits $5.2 billion in valuation after their funding round. It's up 49% 14 months. The big takeaway for my One on One listeners here is Mercury is there as a small business, banking, financial institution for startups. So like startups and small businesses, their entire focus is making sure that you have the right products. You're set up to scale, you're set up to grow. So to see that a company that is, that is raising that much and is increasing their valuation that fast is a key indicator that small business startups is a place to be. You see startups happening all day right now with AI, so you just can't ignore that stuff Now, David, pop culture getting away from millions and billions and hundred thousands of bitcoin for a second. Lot of action in this department. One I know you are very passionate about. We got a three part Summer House reunion airing right now. It is, there is a lot is airing this month. You got the finale that aired. It's the train that just doesn't stop. It doesn't stop on your algorithm. If you aren't just Summer House fan and you just listen to this podcast and that algorithm even sniffs Summer House, your algorithm is going to be drenched with it. It's every headline. It feels like it's taken over and it's still continuing.

Yeah, I mean it's been the start since the second episode of 30 Minute Thursdays. It's been, it's been the number one trending topic whether you like it or not. And I quit sometimes watching the NHL playoffs with my wife and she's like there's another game. Like this isn't like the super bowl or they just want it done like there's another game and it's like for all the Bravo fans, Summerhouse fans is out there. It's like it's not just one reunion. Like they're getting a series. Like they're getting a reunion series. They're getting three of them. I wonder how much money they could be making if they just charged a pay per view fee to release the 10 hours of uncut raw footage like they, they could be making. Yes, sure, put it out on your apps. Put it out on, on regular tv. But if there's, if we're getting three hours of reunion coverage that's edited, people would pay pay per view wise for that unedited. It's going to be really intense. It's going to be sad. It's going to be. It's one of those things where everyone has probably experienced this at some point in their life with like jealousy with an ex and whether it been high school or something, where it's like you get burned and you're. But just stare at those people on national TV and like get off your chest and be poked and, and prodded to do that. Oh, man, it must be the most intense situation ever. I will be watching and I'm sure I'll have comments.

Speaking of series and in multiple episodes and games, we got with one love that is ending in Summer House. Love island starting USA and UK starting in the same week. That show goes every day, but every day but hump day. So the summer's taken care of for content, TV content.

All right, so if you're an executive of Bachelor and you see that in the City's coming out, Summer House has taken over the way it is. You got to start having a little FOMO right now. Like, I got to get in the game. Love island premieres June 2. If you are an executive of ABC over there, given the fact you're sitting on Taylor, Frankie Paul season, how do you proceed?
David
Well, I don't think you just rush it into the. Into the mainstream now. Like, I think you need to spend the summer evaluating it. When summer winds down, do you pop this on to get, you know, these shows outro and then your intro? I don't know. Like, if you're going to release it, I have no clue what the right answer is. I usually have an opinion of what's right or wrong. I don't know what the right answer is. Talked about Stephen McBee and McBee dynasty just kind of getting swept under the rug. And now he's having his show premiere on Bravo. I think it's a Bravo show, too, in similar, you know, verbal allegations with, you know, relationships where it's just like, I don't know. Like, I don't know. I don't know what the right move is for sure. I think it's been spoiled many times. So I think if you put it out there, it's definitely lost his luster and proves that, like, you're just doing it for the. The partnerships and advertisements that you have to get out there, and the massive deals that you have. I don't know what the right move is. I personally, I wouldn't release it, but that's just me.

Yeah. I think my take on this is, man, there are so many people that put so much effort into putting that show on, and they. They, you know, the cast who put. Put their lives out there for it to get pulled. I mean, there's so much of that. But the thing you just cannot pay attention to is the decision was made for a reason.
David

Right. We know what the reason was, and it was made and it was clear, and it was announced, and there was speculation that those videos had been in their possession and that the decision was made because now they're out there. Every reason you're making that decision is completely. The validity and credibility that came with that decision is completely swept under the rug. If you end up releasing it. Right, you're telling the viewers that the reason you didn't release it had nothing to do with your reason. And it was just a mechanism to push and wait until it made sense. Right. I mean, that's clear.

It's like we talked about earlier. Get some good karma on your side. Don't, don't feel like you have to. You did it for the, what you believed is the right reasons. The right reasons is always talked about on the show while you're on the show for the right reasons. Let's just, let's just get some good karma on our side and let's turn the page and just be better. And the big thing with Love island is it'll be interesting to see if it pops the way it does. You know, you see, Love is Blind. Like had the big moments, some soft moments. Like it's kind of all over. Will, will it pop the way that it has in the past?

So my prediction is no. Season. Season six was the goat episode that really popped on, on in the US. Season seven was good, but way too drama filled. Kind of missed the plot. And I've heard that they've casted all influencer types for, for season eight, which is not sitting well with a lot of people because when you're on a show like that and you're too in tune with what's going on and what your purpose is there for, then we'll see if we get the content that we want. But season six was just so good that it's, it's going to be tough to beat with Cordell and Serena and Leah and it was, it was, you know, Kaylor and it was just so good. So we'll see what we get back to. I'll tune in though. Like I'm still a tune in guy for sure.

You have Savannah Bananas so big right now that you got people that are 4 years old to people that are 84 years old are attending. You're selling out stadiums hundred thousand plus. And now you're seeing the partnership between Savannah Bananas and Disney and Jackson Olson, who has been on Trading Secrets, go check that episode out. Will now be on Dancing with the Stars this fall. So, you know, I could see, oh wait, no, he's, he's got a girlfriend. I was going to Say I could see dating. That's right. Wheel of Fortune, legend. I just love seeing Trading Secrets as we get to 300 episodes. Trading secrets guests are everywhere. They're everywhere. Like, they just keep popping up and doing things. And it makes me, it makes me like more proud to see that. Like, you know, not only am I consuming this, this news and entertainment and business, but like, there's a little hair of relatability there. Like we were, like, we kind of knew what we were talking about in some of these things.

Yeah. I'll tell you what, maybe we're a step ahead. Speaking of steps ahead in personal finance, a little thing I got to put out there is US 30 year fixed rate mortgage rate is currently in that 6.5% range.
David
That's high.

So it's going up. And I think one of the big things, I'll tell you there is timing. Anything is practically impossible. And so you need to make the best decisions for if you're going to buy a house, if you're going to invest where you're going to invest in, not based on timing or speculation, but based on what's right for you. There are a lot of people right now trying to time the market, time interest rates, I'll wait till they go down. You have to do what's best for you. If you wait and wait and wait, you are not going to beat the market. I'll tell you that much right now.
David
No, you're not. Not a good time to buy a house in, in what I'm gathering right now. So you already got yours, I already got mine. Loving the house, content. You laying down your bathroom. Hilarious thing is sweet, by the way. Unreal.

Great guys to talk to, honestly, hilarious dudes as well. And then had some morning show stuff in New York, had a couple meetings, flew to Buffalo. That was kind of crazy. And yeah, this week is. I'm back for two days, man, and I have a crazy month ahead of me. I leave tomorrow for Lisbon, Portugal. That is for a Buddy's bachelor party. A very close friend of both David and I. And then get back and I got about 15 days. Six. About 14 days, and I'm back in Europe. Two weddings in there from June 6th to June 22nd. Italy, Croatia, Greece. If anyone has any recommendations or places you got to go, let me know. I'm going with Catherine. Wow. But, man, that's like a month in Europe. I was telling someone, it's really crazy, the phases of life that I've seen with, like, friends and weddings and stuff, right? It's like, I remember my early 20s, mid-20s. It was a lot of my smaller town buddies that just, you know, they were with their high school sweethearts, college sweethearts, get married quick and small. Quaint. These, like, you know, easy bachelor parties where we would be grilling and get a 30 pack of beer. Then, like, people start getting older. A couple more bucks, you go like, okay, these weddings we got, we got David's full piece band there.

We're doing Vegas. Like, we're. Okay, let's go. I'm in this chapter now. I've never been to a European wedding. I got two European weddings with, like, formal dress codes. It's like, I got. I feel like I'm going on, like, like a vacation with a wedding planner who's telling. No, sorry, a travel planner. Like, it's like a whole itinerary of, like, days. And then I got a friend's bachelor party in Europe.

I'm in that stage now where it's like, the Europe stuff, you know, it's crazy.

All I'll say is that, first off, have a blast. Obviously wish I was going to Portugal with you guys, but six days, two kids, just not in the cards. But we did a nice little mini bash for him here in Rochester. But all I gotta say is I just got back from Miami. We were there for four days. We were there for a wedding, obviously, you know, Jason, Risha got married. It was incredible. But four days? First time without the kids for four days. We had talked about it last time on the episode. All I can say is, for the path that you and Catherine are on, just cherish. You'll never really be able to get to do this again in the way that you guys are going to be able to do it. If you. If your future keeps trending in the direction. Not because you won't have the ability, the time, the money, but you just. You'll never be able to leave your kids for that long. And it's the. The. The I can't even get over how special the four days were in Miami. It was, it was the most important reconnect and realization. And it took, took the flight, the connecting flight from Baltimore to Miami. Just that first like six hours of traveling with other kids or Ashley looked at me, she goes, as a joke, she goes, I'm really starting to remember why I liked you in the first place.
