We gotta lock in, so we're not locked out. That's the theme of today's episode, you guys. I don't know the Valley. I'm looking at houses on Zillow. I miss being a homeowner. Rent is crazy. My rent, 6k a month. I mean, my place does have four bedrooms, four bathrooms. I could probably downsize, but I like it here. And I have amazing views of the Verado Go Mountains from this. I don't know if I'm pronouncing that right, but yeah, Man. California has the highest percentage of homeowners spending more than 50% of their incomes on housing. Their rent, their mortgage, even a starter home. I'm on Zillow right now, you guys. I found the cheapest house in studio City. It's $699,000. It's one bedroom, one bathroom, 710 square feet. And it looks haunted. Yeah, that's like the size of a modest two car garage. I'm thinking back to my first apartment with Sandoval and Kristen and Jack's. It was like 1200 square feet, two bedroom, two bath. Like that's almost double the size. Yes, it's the apartment you're thinking of.

I moved a little further up in the hills. Still not in the Valley, still south of Mulholland. But yeah, you know, you can. I think it's on Netflix, right? Laurel Canyon documentary.

It's quintessential mid century, which the whole street is. And you know what? I got views from Santa Clarita, Bucco Mountain to the Hollywood sign to the observatory right over your right shoulder to downtown la. So yeah, we got, we got a good view situation happening here. I'm excited. Very suburban neighborhood. All the, all the, all the families on the street have kids and they have dogs and they're just like coming over and you know, I haven't, I haven't gotten any pot roasts or, or pies yet, but the neighborhood's a lot different than Chateau Marmont.

Yeah, I know, but it does. There's a strong sense of community up here. I've been here. I've come to many parties up here. I've known people who have lived up here. You feel the community up in Laurel Canyon.

And at the foot of this is the country. The Country Market, one of my favorite stores in all of la. And also the iconic Pachay, one of the best date spots in la.

It's. You've got Pachay, you get little. Little coffee shop. You got the. The market with the best chicken salad in town. I will say I'll throw that out there, but, you know, it's. It's nice. It's exciting for a change. It's, it's. It's a change for Isabella and I. She, you know, I have a little note that she gave me over there on the fridge that said, I'm excited for my new home. You know, so cute. My. My old. My old house. Michelle and Isabelle and I moved in there together. So this is, this is a new start for the two of us do.

Thank you. But, yeah, no, it was, it was interesting. I always had my birthday. When Michelle and I got together, I always had my birthday. And then her mom would always be with us because her birthday was on the 5th. And I'm a huge cook. Her mom was a huge cook. And we would always do these Cinco de Mayo celebrations for her birthday and for Cinco and. And, you know, especially going back to Michelle and I's first place together, we would just have friends stop by all day, and I'm like, oh, do you. You want a taco? You want a quesadilla. You want you. And it was just like. It was a fun experience. And, you know, sadly, Isabella's grandma's gone, but, you know, her memory will be lived on through Cinco de Mayo.

That's beautiful thing. That's a beautiful thing. It's a very special holiday. Obviously, California's rich with Mexican culture, so we just wanted to show a little love, a little support. We're gonna take a shot of Patron Cristalino, which is essentially an anejo that's been filtered through charcoal to remove. That just activated something in me. Wait, I came here first of all, cause I miss you. Second of all, because I missed your birthday. Third of all, Jesse, I'm worried I'm never gonna be able to buy a house again in LA. Like, I'm like, 80% serious, 20% joking. But, like, I was looking back at some old numbers. I wrote them down here. Back in 2019, me and Katie bought our house in the Valley for $1.9 million. And I think our interest rate in the beginning was 4.5. I eventually, after the pandemic, I got it down to 2.98. We talked about this last time when you were beating me with birch sticks at the Banya. He really beat my ass, by the way. Do you remember that?

I think I beat your back, not your ass, but, like, it's a figure of speech.

We did an episode at the Banya. My favorite spot to detox or retox. But no, I was looking. So at my peak, we had got our mortgage down to 2.98. We owed about 1.5 million. Our payment on our house was, like, $6,700. That's not including property tax, which is sky high in Los Angeles. But, like, I'm looking now at the numbers if I bought the same house now. So. So, yeah, we bought it in 2019 at 1.9. Jesse. We sold it in 2023 for 2.45. Your friend bought it. Our friend, yeah. And so. So it appreciated by, like, almost 30%. Interest rates are, like 6% now. So my same. The same. The same payment on that house would be probably, I don't know, probably like 12, $13,000 a month. Almost double. More than double now, just looking at my bootleg math right here. I wrote down, say I got a 6.6% interest rate. What am I, dude, fixer uppers in the Valley are $1.5 million. I mean, am I fucked?

No, I think, you know, where we are in the market right now is. And it's a conversation I've had over and over again with people is, okay, great. You have to lock in a purchase right now at 6%, let's say. And you know you're going to wait until it goes to four and a half percent, right? That. That's. You know what everybody keeps saying? I'm going to wait for the interest rates to go down. What's going to happen when it goes to four and a half percent? There's going to be a feeding frenzy.

So you can buy now and, I don't know, refinance maybe in 18 months, or you can compete against 30 offers that drive the price up over half a million dollars over ask or $300,000 over ask. So what you have to look at is, all right, if I buy a house for $1.5 million, right now, it's 6.3%, 6%, 5.8% over the course of the next 18 months before I can refinance to four and a half percent, what am I paying extra versus if I buy in 18 months at four and a half percent, but pay $500,000 over ask. So you have to do those calculations. And I don't know what the numbers exactly are, but it's like, all right, if you're paying a few thousand dollars more per month at 6% for the next 18 months, is that better than paying a quarter of a million, half a million dollars over ask when a feeding frenzy comes and it becomes a buyer's market again. So, you know, I say now is the time to buy and just be structured and know that the time is coming where you can refinance and get yourself back to a different position.

just that it's essentially like if you have a 2% loan or 2.3% loan in your house, I want to buy it. My interest rate is going to be 7%. Can I just assume your loan at 2%? And it just, it just doesn't work the way people thought it was going to work. It's just never worked out. But the idea was great.

You know what came out of that? Help me you guys you know what came out of that is, is there were no banks that were, there were, there were a few banks that were trying to figure out how to do that. Yeah, there were no banks that were doing that. But what, what people were doing was going in, paying off somebody's loan, let's say they have a million dollars at 2.5%, they would go in, their down payment would be a million dollars on the house, and then they would seller finance from the seller at like 3%, 3, 4, 5%, whatever it was. But the loan had to be paid off and the seller could finance your loan as if he's a bank.

This is all very sobering, ironically, as we drink tequila. Yeah, but I just, I don't know, I don't know. Obviously I believe in myself. I believe I'm going to make more money, be a success. But I guess I was scared about how much houses appreciated after the pandemic. Like what was average, 20 to 30% afterwards because of scarcity. Scarcity is a big.

Well, I mean, post pandemic the problem is it was like post 2008, if you purchased at the wrong time, like if you purchased during the pandemic, the problem was you were paying, like I just said, 30 competing offers, paying a half a million dollars over. If you had to sell in a year or two, you were screwed because the market settled down and now you're losing money. So, you know, real estate will always go up if you look at the 100 year numbers. But, but it's not a, it's not a quick, you know, you can't, you can't, you can't go in like a seller's market and then two years later you have to sell. It's, it's.

So you got to look at it long term and yeah, it's a long,

it's a long term play. Unless, yeah, unless you're smart enough or have the stomach to buy a real heavy fixer. You do some major upgrades, you, you know, buy a place for 100, you know, 1.5 million. You put $150,000 into it and then two or three years later it's, I mean, look at what happened in Valley Village, where, where your house was.

Prices skyrocketed. Yeah, the person who bought my house, Kate, our, me and Katie's house, she renovated it and she's going to make a pretty penny when she does sell it, if she sells it. But it's beautiful, very well done. We won't say her name, but A mutual friend of ours. Very tastefully done. I miss being a homeowner, Jesse. My rent now is like $6,000. And I guess relatively speaking, that's not crazy in LA, but to me, I never thought I'd be paying $6,000 in month, the rent. And then I have a mortgage in Florida, yada, yada, yada. But I guess it's all relative. And I know we're paying the sunshine tax and all that. I don't know, man.

I just, I just watched an interview with Grant Cardone where he said homeownership is the worst investment you could ever make. And look, you know, like, when it came to Michelle and I situation, we rented our house because our interest rate was 9.875. And we had insurance on top of that, and we had property taxes on top of that. And, you know, sometimes it's like, is it worth renting for a year, two years, three years, Buying multifamily properties, creating income from things you own versus owning a single family residence for yourself, because at the end of the day, yeah, you can buy a $2 million house, you can get a great interest rate, but insurance in California right now is a major, major issue. Post fires.

And it's like buying a house over $3 million, you know, you're taking the risk that one day, you know, if you get a $3 million insurance policy, one day that house might burn down, it might crumble, and it's a $6 million house. You're only getting $3 million worth of insurance. That's a major, major issue in California that we need to address.

It really is. And also, not only that, also, like, earthquake. Even if. So, like, when we got quoted for earthquake insurance, like, this is still crazy thinking about this. The lowest quote we got was 800 extra dollars a month. And it didn't even pay the full price of the house. It paid like half of it.

And it felt like a scam, but it just. Guys, I'm. By the way, this is turning into a therapy session about will. I really. And you'll see towards the end of the season, we have, you know, we have some, some scenes where with her fertility doctor talking about her endometriosis, which I know is a major issue with women and, and going undiagnosed, and she's really struggling right now with that. So I'm just trying to be as supportive as possible with. With her journey through. Through that. And lucky to have her.

So I just buckled down and watched like 10, nine seasons at that time of Summerhouse, became friends with Carl and to follow it all along and then, you know, it just happened on the steps of your return to reality TV on the Valley and the, the Real Housewives of Rhode Island. It was, it was just, it was so much Summer House drama that, that, you know, I, I worried that it, it may have sort of shadowed, you know, the Valley and, and the Real Housewives of Rhode island, but all doing very well in terms of numbers.

We'd have breakfast, we'd have lunch, and then what? You know, I'd get the. I'd get the manager's number, and I would text him and like, hey, I have 10 friends on the way down the hill right now. Can you set us up in a booth? And it was like. It felt like a private club to me. And then there was a day where we were having breakfast and Isabella wanted to swim in the pool. And I went to the hotel manager and I said, hey, can you open the pool for us? Ran up to the hotel. Ran up from the hotel to my house, got a bottle of champagne for the hotel manager, and he gave me a key to the pool. Like an actual. Like, you're a hotel guest. Here's a key with a tassel on it to the pool. And I love a tassel on a keyboard. Yeah, it felt to me. And there was some. There was a scene in the end of season one of the Valley where Michelle's sitting in front of French fries in a. In a Michelada. And it was delivered. Room service delivery up to my house. And it was like that. It just felt like you were part of a private club that nobody knew about.

That means that if I post your $3 million house and I get 6,500 people that click on Zillow, it's going to go to the top of the Zillow algorithm, you know, and, and it's just, it's just another aspect to use the show and use this world to help promote, offer something that somebody else can't have.

Totally. And I feel like unless you're J. Luke's and you're literally leasing every building in Los Angeles, then like it. You want me to go first? You go first for me. Simple, classic. I like patron. Three ingredients. Water, yeast, agave. No hangover. I want that. I want fresh lime juice. I want 0.25 ounces or less of agave. And then I want some fresh orange juice, which is like integral to any great skinny margarita. A little fresh orange juice is a game changer. Highly recommended.
