We talk about divorce, investors, leaked photos, and Elizabeth's experiences on the Real Housewives of Orange County. I know that you and I have known each other for quite some time, but we've kind of threw other people and we've discussed having you on the show, but I've never actually met you until Adrienne Maloof's Christmas party.

And we seem to head it off, so I was like, you should come on the show. So I'm glad you're here.

[Elizabeth Vargas]

Well, thanks for having me.

[Jeff Lewis]

So for people that don't know who you are, you were on season 15 of the Real Housewives of Orange county, kind of a one and done. You were one season, but it was, you know, it. It was an unfortunate season because they were trying to film it around Covid, and it really didn't translate very well.

[Ryan Bailey]

Yeah, it was a very weird season, I'm sure, to be in, but also to watch, because you could tell there was something completely going on in the background. But also that, like I always argue, you need two seasons for any housewife right out of the gate. Like, one season, you're not gonna ever get to know them the way that we want to know them.

[Jeff Lewis]

Do you feel like if you had not shot that Covid season, that you maybe would have come back for another season?

[Elizabeth Vargas]

Oh, absolutely. Between Covid, the cast, the filming, the COVID people standing there 10ft away, masks, mandates. It was a disaster. I mean, they did a great job. Evolution did a great job, but it was a disaster.

[Jeff Lewis]

Especially trying to acclimate to the show with all of those other factors.

[Elizabeth Vargas]

You mean the Fangs?

[Jeff Lewis]

Yeah.

[Ryan Bailey]

Tell us more about the Fangs.

[Elizabeth Vargas]

You mean all the Fangs and the fame?

[Ryan Bailey]

Well, I mean, but is that what it's like when you're on a first season of a show? Like, the intensity of it, like, hits you and people are coming at you from all sides?

[Elizabeth Vargas]

Well, I didn't know what to expect. I thought. I mean, they got rid of Vicky and Tamara, the two OGs, and brought me on.

[Ryan Bailey]

I mean, and Noella.

[Elizabeth Vargas]

Yeah, no, Noella was the only season after. Yeah, they brought Bronwyn. Well, Bronwyn was already on there one season before me, but so I had to learn, you know, Bronwyn was constantly causing this drama, and the other girls were saying that she was fake, and I just didn't know what was real. And then it was just crazy. Cause I thought I'd just get to wear Spanx and be drunk under a bar drinking tequila. And it just absolutely didn't happen. Then all of a sudden, they're like, wear a mask. And if you talk to these people, we're shutting down production. So it was crazy.

[Jeff Lewis]

Were you friendly with Bronwyn? Did you get along well with her?

[Elizabeth Vargas]

So something about Bronwyn where she just doesn't like me. And I know the exact moment when she started not liking me. It was when she hit on me in a bar in Laguna. And her husband was staring at me, and he looked really weird. And I just thought, who? You know, I know she's on the show, but I'm not into it. And I didn't know her. And I said, hey, maybe you should take your wife home. And then she looked at me, and from then on, she just hated me. But they made me your friend on the show. And I don't know how that. It was just bizarre.

[Jeff Lewis]

So this incident at the bar was before you were cast or you were already cast?

[Elizabeth Vargas]

I was already cast, but they wouldn't. They told me not to tell anybody I was a housewife. So I was just hanging out. Obviously, I was cast. But, I mean, I went to a bunch of parties with them, and nobody knew I was the new housewife.

[Jeff Lewis]

So when you had met Bronwyn at the bar for the first time with Sean, did you. Did she know you were a housewife then? No, she had no idea.

[Ryan Bailey]

But you knew you were a housewife?

[Elizabeth Vargas]

I knew I was a housewife. And it was fun. I mean, I got to meet. I went to Brahma's birthday party. Nobody knew I was you know, go meet Emily. Go meet all the women. Hang out, get some photos. Don't tell them who you are. I wore this super. I mean, I was juicy. I was £189. I don't know how they hired me. Going through a divorce, you know, no husband, no children. I'm like. And then I get on this show, I go to this party to meet all these just. Women were nuts. Drinking, getting hammered, and I'm supposed to meet all of them. And I'm like, okay. So I wore this super skimpy, juicy dress, like, kind of whorish. And I was like, okay, is this what you dress like when you're going out in Orange County? And yeah, it is. Actually. I look just like everybody else, so it's awesome.

[Jeff Lewis]

So you were on with Kelly Dodd. Gina.

[Elizabeth Vargas]

Yeah.

[Jeff Lewis]

Emily Simpson. Bronwyn. And then. Was there anyone else?

[Elizabeth Vargas]

Shannon.

[Ryan Bailey]

Shannon.

[Jeff Lewis]

And Shannon. And Shannon. Okay, now, you know, I think you should kind of thank Bronwyn, though, because I should. When you came on, you know, there was a lot of chaos around your life. Right. And I always remember. Was it Jimmy?

[Elizabeth Vargas]

Oh, man.

[Jeff Lewis]

The guy. No sex Jimmy. I thought that was so crazy. So for those of you that, you know, didn't see season 15 of Real Housewives, so you were dating this guy named Jimmy and he was living with you?

[Elizabeth Vargas]

Yes.

[Jeff Lewis]

But you weren't sleeping together?

[Elizabeth Vargas]

We were originally like rabbits. It was great. And then I don't know what happened. My divorce kind of got in the way. And he's in technology, so he helped me organize my forensics. So we were kind of working together to help with the lawyers in my divorce. And we just grew apart. And he literally just didn't want anything to do with me. And so I.

[Jeff Lewis]

But was still living there.

[Elizabeth Vargas]

Was still living there, you know, saving his dimes and pending.

[Ryan Bailey]

Was he excited for that to be a storyline for him?

[Elizabeth Vargas]

No, he did not want to be on the Housewives. But I didn't really. It was interesting. He's a nice gentleman. But the no sex thing was real. I mean, it was hard because I wanted to, like, you know, I need to bang it out sometimes. I mean, I'm not like a virgin.

[Ryan Bailey]

Your divorce was complicated. It was a complicated legal. There were legal. I remember you said there was legal and financial issues, so you really couldn't discuss it.

[Elizabeth Vargas]

Correct.

[Jeff Lewis]

So you know Bronwyn, though, so I'm like, okay. She's a little bit of a mess, this girl. Yeah. But Bronwyn out crazied you.

[Elizabeth Vargas]

Okay, I agree.

[Jeff Lewis]

She did You a great favor she did.

[Elizabeth Vargas]

And she contacted my husband. She found my husband's information and contacted him, befriended him, and befriended his mistress or this girl that he was seeing. And that's how they got a lot of inside scoop on my divorce. I kept getting cease and desists. I'm like, who knows this information? It was Bronwyn talking to my ex and my ex getting information from Bronwyn on what we were filming and sending it to the lawyers. And then they were sending me cease and desist.

[Jeff Lewis]

I don't know if you slipped, but you said mistress.

[Elizabeth Vargas]

Uh, oh, well, he had quite. My ex husband had quite a few mistresses. And there was this one in particular that now they're married. I guess so. Allegedly. So happy.

[Ryan Bailey]

Happy ending.

[Elizabeth Vargas]

Yeah, I mean, you know, hey, who. Who doesn't want to marry the old hag now?

[Jeff Lewis]

You had a glow up. You. You mentioned it too, but you have had a glow up. You've lost £50.

[Elizabeth Vargas]

I have.

[Jeff Lewis]

And you look amazing. I mean, I thought you were. I thought you were attractive on the show.

[Elizabeth Vargas]

But I think you look very. You look very good. How did you lose the £50?

[Elizabeth Vargas]

I got happy. I stopped drinking wine. I tried Ozempic. I barfed for a month. It didn't work. I then tried Manjaro. That didn't really work. So I went to a compounding pharmacy, and now I'm on trisepatide with working out. I hired a jujitsu guy, like a trainer, and then I run my dog probably eight to ten miles a week.

[Ryan Bailey]

You had like a personal Ozempic chef that was just mixing?

[Elizabeth Vargas]

Yeah, I did, actually. I had a compounding pharmacy. Jeff Barkey.

[Ryan Bailey]

It's amazing.

[Jeff Lewis]

Did they do that? They. So they, they. They made you kind of this custom formula is based on all your blood work.

[Elizabeth Vargas]

And so they did a full blood work, full everything. Cause I didn't wanna just stick needles in me and be like, okay. Cause I heard there's a saying called skinny fat. And all the ladies are like, you don't wanna be skinny fat where you get touched and you have saggy arms and stuff. So I like my muscle tone. I was losing weight and I've always been athletic. So I was like, okay, if I can get that tone back. So Jeff Barkey, my physician, is like, hey, look, I know a lady who can. We can take all your blood work, find out what you need in that compounded in that shot. So I take a triazepatide with other things in it that keep my muscle.

[Jeff Lewis]

Tissue, but it also curbs your appetite.

[Elizabeth Vargas]

Oh, yeah, Yeah. I mean, I'm always hungry, though. I eat all the time, though. I just don't eat as much. And I'm full quicker. And my bowel movements are great.

[Ryan Bailey]

How is the bowel movement?

[Elizabeth Vargas]

You can definitely go, but you also.

[Ryan Bailey]

But the happiness is the main thing.

[Elizabeth Vargas]

Yeah, Yeah, I think. And the bells. And the bells. Well, I actually found a gentleman afterwards, before I got skinny. I met a gentleman through Kelly Dodd, actually. Hey, ho. Hey, ho. I thought it was her secret boo. Because she was dating the doctor at the time. And this Hawkeye was sitting next to her at this barbecue. And I met this guy, and I asked Kelly, I'm like, are you secretly hitting that? Because I like to. And she's like, no, dude, that's my friend. I was like, oh. So anyway, I didn't tell her. Well, we ended up seeing each other at a bar, connected, hooked up, and then he and I were hanging out. And then I invited Rick and Kelly to my estate in La Quinta. They came out and surprised he was there. So I started getting skinnier and I started having sex. And it was the best moment because I'm, like, getting divorced. I'm having sex, you know, because when you have orgasms, you lose weight, I think.

[Ryan Bailey]

Oh, that's what I think.

[Elizabeth Vargas]

You get that? What is that? Endorphins. Endorphins, yeah. Serotonin. You're just happy. Serotonin. You're happy.

[Ryan Bailey]

Where's Andy in a camera? I feel like this is, like three seasons of material right here that we could have been seeing on Housewives, but.

[Jeff Lewis]

Can I ask you. So I was at a Fourth of July party next door to your beach house, which was closed down. Like, I mean, it was just. The shades were drawn, and it didn't look like anyone was living. There is no one living there.

[Elizabeth Vargas]

No, no. No one's living there. I had. In that unfortun. Unfortunate situation, which.

[Jeff Lewis]

What was it? Because I don't know. I'm not familiar with the situation.

[Elizabeth Vargas]

So after the Housewives, I was targeted by a group, and I was. Unfortunately. I'd hired a sales agent for Vargas Vodka, and he knew some other people, and they held me hostage in my house and wanted money. So it was great. It was crazy.

[Ryan Bailey]

There's all these things.

[Elizabeth Vargas]

They shot guns in my house. They had tanks come in. They extracted me from my house. It was a really gnarly situation.

[Jeff Lewis]

I don't know. I've never heard of this.

[Elizabeth Vargas]

Don't worry about it.

[Ryan Bailey]

2022. It was. It was really intense.

[Elizabeth Vargas]

And that was real. People said, I can't believe you did this for.

[Ryan Bailey]

I'm like, oh, I don't think that could have ever.

[Elizabeth Vargas]

You're kidding me. Broke my nose, all sorts of stuff. It's great.

[Jeff Lewis]

Oh, my God.

[Elizabeth Vargas]

So, yeah, they got lots of money and they. They tried to get more. And then I finally. My wealth advisor had called and said, Alan Schreiber from Wealth Wells Fargo Advisors had. You know, I. I said, look, I got to do these transfers. You got to do it today. They're coming to grab the car. I'm going to take me to my warehouse. I got. It was a bad situation. So I. Alan's like, no, we gotta do welfare check. By law, your wealth advisors have to. By law, if you say. You sound like something's wrong. And I didn't tell him, and he's like, what is going on? I broke down, told him over the phone. He's like, just do one quick meet with the police. The police came over. I showed him the gun in the ceiling, the shots in the ceiling, told him what was happening, showed him photos. I'm like, look, he's coming right now. Can you guys just not arrest him? Because he's got guns and everything with his partners and long and short of it. I thought they left. Well, they had cleared six straight blocks in my neighborhood. And then when the guys came, they saw the gun getting put to my head, and they saw it through the window because they had snipers on all the. On the doors, on the windows outside. I could barely talk about it. Anyway. And then they got him. They brushed it down my door with a little battle round because I had started putting cameras throughout my house. So I got him on secret cameras. I put a camera across my neighbors in case anything happens.

[Ryan Bailey]

Yeah, they released some of the footage, I believe, from this.

[Jeff Lewis]

I'm just trying to understand this.

[Elizabeth Vargas]

So anyway, Rob was my neighbor, just so you know, you partied with him. But I moved out of there and bought another estate. And just kind of just the energy was so negative. And, you know, there's really mean people saying, I did it for press and oh, Elizabeth this. And I didn't want anyone to feel sorry for me. I thought, well. Cause housewives really wanted me to exaggerate money and talk about money. And I knew in my gut of guts that if I talk money, I'm gonna for sure be a target. My ex husband was a target. Like, he's like, never talk about your assets, but on the show, you know, I'm buying a Ferrari to show off. You know, I literally bought a Ferrari on the show just because I was like, well, I guess that's what they want. What do they want me to do? So I. So then I talked money a lot because they kept know. Oh, Elizabeth, this show us your closet. My closet was this big. The other ladies have, like, workings and. Just kidding.

[Ryan Bailey]

You had a very tiny closet.

[Elizabeth Vargas]

My closet, like this big. And I'm showing like one shoe. But I was targeted afterwards. Anyway, and so that house next to his, I just kind of. It's an asset now. So I have a portfolio of real estate that I've created on my own, and it's just one of my portfolio assets.

[Jeff Lewis]

But you don't rent it. You don't rent it out. It just sits there vacant. Or you.

[Elizabeth Vargas]

Well, I do. I rent it once a year because then you can. It's a depreciation. You know, you can upgrade it. So it needs woodwork. And so if I rent it, it's 55,000amonth on rent right now on REDF.

[Ryan Bailey]

Shout out REDFIN.

[Elizabeth Vargas]

Shout out REDFIN. But it's been on there for a year. But it's gonna take somebody. I want. I've had offers for three or four months at a time during the summer seasons, but I want a full year. I just want to. I take good care of that home. That was my. The judge had awarded me that home because I was living in a 300 square foot apartment and I was renting it out to pay my lawyer fees and my divorce. So I was actually filming the Housewives while I lived in this apartment. It's 3, 350 square feet. And I was doing my test, my interviews with a sheet behind me, not telling anybody. I was in this apartment so that I could. I rented it out for 4,000 a day. So I. I thought during the Housewives, you know, when they were making fun of me for going through my divorce and really nailing me to a wall, I was really going through it. It was no joke. But I was damned and determined to make it through and make sure I could get out on top. So I got an investor who invested in my divorce, which I highly recommend. Ladies, if you're divorcing Goliath, get an investor, give them a percentage, and take your loss, but take your wins in the end. And that's what I did.

So wait, there are people that actually kind of bet on your divorce and invest? Invest what? In attorney's fees to fight him?

[Elizabeth Vargas]

Oh, absolutely, yes.

Jeff just found a new revenue stream.

I got an investor because I was used to raising capital for my old company and I was like, well, I can't afford to divorce this guy. I have 300 bucks in my pocket and I'm on a housewife show. I'm supposed to be rich. So I was like, this is insane. So I approached an investor and a group of them and they invested in me and they got their money back. And then I was able to rent my house and I was able to buy short term rentals, and now I have a rental portfolio.

Loan or it's like a hard money loan.

And then you paid them back when you got your settlement. How long did you.

[Elizabeth Vargas]

I didn't get my settlement yet. No, I paid them back through my rental income.

Wait, so you still don't have your.

[Ryan Bailey]

Divorce settlement, so you just started building properties and that's where you made your money from?

[Jeff Lewis]

But how long has it been since you've been separated from your divorced.

[Elizabeth Vargas]

Seven years. He's in contempt of court and you know it. Okay. And he. I have not got anything from him. He was paying me. You're not even. This is no joke. He just stopped paying. And I got a collection lawyer. I own a large percentage of the company now that he used to own. So I'm fine with that. I opted for options and a 10% interest rate in case when he didn't pay me the cash that he, that he owes me. So I'm getting 10% interest as well as own a percentage of the company.
