Do you think there's a warrior without marks and bruises? So those bruises, do you think they are. They were pain because he failed to fight? No, they were pain to make him fight better. So there's no failure. I think maybe the things, maybe in my life now there's just some things I'm realizing that, I mean, a lot of people won't agree to. First, agreeing that there's no purpose, there's nothing like purpose. And just believing that life is in faces and maybe they're just purposes.

And maybe also believing that there's no failure, Right? If you give up, you give up. Giving up is not failure. You giving up, you've given up, that's up to you. But if you failed, that's not failure. That's only a lesson.

Now, I want you to give me one strategy that you teach your students that this person listening to us can use to go to a family. I don't know, somebody good.

First thing first, you need to understand where you currently are in your life. If you are someone who has access to relationships or good for you, all you need to do is to leverage. Don't be proud, don't try to be arrogant. Leverage on that network, leverage on that, you know, relationship, right to build. Don't even be arrogant or proud that you can do life on your own. If you have access to people who can support, you can help you take it. If you don't tie your, maybe adjust your seat belts and do it the right way. What's the right way? How can you be seen, my brother? One of the things I did early was to start building my social media from only Instagram alone. I'VE built so much relationships and I've built. In fact, nobody knew me. Nobody knows me. I usually build from the Internet. We've sold estates, eh? And not just land estates. My brother from Instagram. How Brand it well, make videos, be consistent. Design flyers, show progress, updates, take people to sites, do promotions, sell.

How do I get a site? The site, you know.

Okay, okay, fine. You want to do real estate, everything good.

[Derek Abite]

But now I want the site. Where do I find the site?

[Real Estate Expert]

You want the site. Now there are two ways to go about it, okay? Number one is either you say you want to sell land or you want to sell houses, right? But prior to all of this, you need to have experience in working for people also, whether independently or in person with them. Now, when you want to get the site, it's simple. Just there are agents around, they know lands around. Even if it is your backyard. Look for a land available. Meet with them, please. Do you own this land? Your due diligence. If they own it, have conversations with them. I want to buy this, right? I would come pay you at this time. You know that you cannot pay them, but of course they need to hear that you can pay them. So you have to be confident. I will come pay you at this time. Then do what? Go and start marketing. Go and start meeting people. Go and start knocking on doors, design flyers, start marketing it. You're not scamming people. In fact, you can be very honest with people. Even. Even after I started, there are times where there was a time I was going to buy one of my biggest land. It was about 200 acres and I just needed how much? At that time, I just needed like 10 millionaire. And there was this client who had bought just one plot from me. How much? It was like 1.5 millionaire land even. But I called him that morning and I said, my brother, I need this amount of money. I need to buy this land. I was like, okay, no problem. What did I do? My brother, I gave him the craziest deal ever. A land I would sell for maybe like 2 million. I gave him for 500k. That's how you raise money. Take care of that part first. So you can also meet people, give them deals. So if you're just starting, all you need to do, look for a land, look for a property you want to jump on and negotiate with them, get the deal right? Then go and look for people to buy it. When you're looking for people to buy it, give them deals they can't reject because the very first thing would not be you Making profits. The very first thing would be you getting started, right? But the problem is people want to get profit. That's the problem. But when you want to get started, even if you are selling below, below, below, below, you still take it.

Because what it gets you started?

You mentioned due diligence. I've seen the land, they've agreed. What do I check for and where do I even go to check? Do the checks.

The land ministry.

Okay, yeah. And when I go there, what questions am I asking them?

[Real Estate Expert]

It's just giving them the survey of the land and maybe confirm the title also. Maybe it's also confirms with, you know, the land registry, the name on the documents and in the ministry also. It's that simple. Due diligence is.

Is every land in Nigeria titled?

[Real Estate Expert]

No.

In a situation where the land is not titled, then what do I do?

[Real Estate Expert]

Just still do a due diligence to be sure that they own it. Right. Then have a plan to get title on it.

[Derek Abite]

In Ghana, there's something called test the land. Yeah, yeah, test the land. So it's a mechanism that we use. So if I come to your land and you say the land belongs, I say okay. I say I'll buy it. Okay. The next morning I'm bringing the sand on it. If I pour the sand on it or I bring my workers to pretend as if they are laying blocks and there are issues on if it doesn't belong to you, the real owners will show up.

Okay, yeah, we do that also. But we do that for like distant lands, for all those, you know, big acres we buy. We do that also where you just give them a deposit and then you. Or maybe you can even agree, not even give them anything. First you put a sign board, you bring machine. Once there is something, they'll come out,

the owner will show up.

Come on. So I mean, there's that also. But I mean you might not be able to afford those things as a startup, but what you might just be able to afford. That's why, just. Okay, fine. I would say maybe the only mistake that people should not make when it comes to real estate is doing things because they look easy.

I'll say. That's maybe one mistake you shouldn't make, right? I think you should be very confident to design a product, right. Whether you are designing a blocks of apartments or you're deciding to sell plot of land. But make sure there is either a plan to get a title or just don't make sudden mistakes because they will buy your ad and it's not worth it in the long run. They write your ad. I mean, those are the mistakes I made that I'm correcting now. But to me they don't even look like mistakes. They don't look like failures. Because I wouldn't have started anyway, right? And at that time I even did my due diligence and it looks like everything checks. It's just unfortunate, right? But I mean, think good, I'm stable to fix things. But however, either you start small, you start big. Just make sure you start.

So I don't really think there's anything like failure. I really think there is a thing like you becoming the best of yourself.
