Now it's connected to Zillow, right? Because of the app. You guys all watch that, but you still have the data from everywhere else it can pull. And this prompt is about. It's just over a page. Just a little over a page. And once you input all of these items, because you have to also input the address and the track. The better you input these items, the better the outputs. And here's what you get when you put in this prompt. You get six sections and the sections are very well done. I've been working with this prompt for I believe about four and a half months. And we've tweaked it, we've added and as AI changes, we enhance it. Now you get this enhanced prompt that we have now. So when you input. I inputted 232 via Colinas in Westlake Village and I put in the track, track name. It's a valuation report in the six sections. Section one, it gives you two scenario prices as is and fully renovated. That is if you want the fully renovated option because this one is a, is original. So, you know, we could do better. Number two key numbers. What we're looking for, we're looking for bed, baths, square footage, year built. HOA gives you all of that Zillow estimate, which is important because everyone goes to Zillow Search for their estimate. A sale to list ratio so they understand what it, what the price would be if they put it up on the market in the area and then what it would sell for. Very important number, comparable sales. I love this one because it pulls all of the area properties that have sold in the last three months. Six months, whatever, whatever you want to do. I have it set for, I believe three months, but no, I have it set for six months. You can change that up in the prompt to make it three months, make it longer. So it outlines those comparables, pulls them up for you very Nice done. And it sections them off. So it'll give you fixer, it'll give you mid market, it'll give you high end and premium. And it bases it all on the pictures that it sees as well. So very well done. Very. Number four, active and pending. Very nice. So it shows you exactly the ones that match with yours. Here are the active ones, here are the pending ones. If it finds any pending ones. Number five, takeaways and strategies. I love this one because it actually gives you the strategies that you can then talk about when you're in front of your clients and say, look, we're right here. If we want to be here, this is what we need to do. And you can tweak all of this, obviously. And number six, it's called Plain English Wrap up. You can change it to say what I think or here's, here's what I would suggest. Whatever you want to do. It outlines the strategy for you in plain English and it says, hey, this is where I think we should be. If you want to be here at this price point, this is what you need to do. And then here's the key piece because AI has gotten so good since we started with this one. Cma, I need you to say, well, also, did you do me a favor and put this into a Canva presentation right out of ChatGPT? And if you have Canva, great. It'll connect, it'll use the app, and it'll populate it. If you just want a presentation outline, it'll also give you the outline. And I did both and I'm looking at them right now. If it went with the outline, it gave me seven, eight, nine slides. Slide number one, the title gives me the property information. Slide two gives me the overview, the pricing, the key numbers, comparable sales, very easy. Slide 3, 2 scenario prices. Hey, look, if you sold it as is, here's where I think you would be. And if it's sold, fully renovated, amazing, right? In this case, that's what I was going for. It gives you that slide four key numbers, so very specific to this property. All of those numbers, here's what it would look like. And then slide 5 details of comparable sales. Really easy, all in one slide. And then slide 6, active and pending the continuation of that, specific to this property. Number seven, takeaways. Number eight, plain English Wrap up, which we went over. And then slide nine, your contact information. And you can tweak any of this. You can expand on it, you can take away from it. The point is, I need you to start using AI more specifically for this. It's going to save you time and it's going to make you look a lot better. And if you've got an admin, even better, give it to them. They can clean it up.
