All right, so you've heard of my Google 6. Those six opportunities you have in using Google because Google is the most visited website in the world. Well, I have Google 7 today for you. I'm Tristan. I'm like, yes. I don't use my team for messaging. It's me. All right, episode 690. Episode 690, the Google 7. This list, just the seven things you should be using Google for. Look, you could probably do some more stuff here, but these are the ones that I want you to focus on because I think it's your biggest opportunity. And even though ChatGPT is the fifth most visited website in the world, this is still a smart, strong play for your business as you're getting ready for 2026. Okay, number one, Google business profile. Surprise. And look, I have a love hate relationship with Google Business, the profile. Because I've had two of mine shut down and I couldn't figure out why I couldn't contact anybody. And I'm like, you know what, let's start all over. So I had, I think we had over 200 reviews on one, and now we have zero because I stopped trying on that one. I don't want you to stop trying. I don't want you to give up. Actually, I think we have 15 or 16. But you get my point. When you Google something, the business of it usually shows up. I want you to optimize your business profile by showing up on it, not just putting up your information and verifying that it's you. I want you to show up daily on it because you have the opportunity to add value photos on there, to add more details, to answer questions. In short, videos, update it daily, treat it like social media, because it kind of is. All right, so one of the fastest ways to attract local leads for free. Number two, YouTube. Surprise. It's also the second most visited website in the world, but it says it's a search engine just for videos. Right. It's nuts. I have here, YouTube is. Well, I just reiterated it. YouTube is owned by Google, and video often ranks really high when you search on Google through YouTube because they're owned by it. So think of creating videos if you're going to go this route, right? You don't have to do all seven of these. You can pick and choose. But if you're going to go this route, decide how often you're going to show up. Is it going to be once a week? Is it going to be once a month? And what are you going to talk about? Is it going to be about the community or is it going to be about homes? Is it going to be about the market in general? Is it going to be about something completely different? I don't know. The point is you've got to start using it, right? We go on YouTube daily and we mix it up, right? We're still testing things out, but my friend Brett Baker went from zero to over a million subscribers in eight months. And it was all on aviation and how he travels, where he goes and how he uses a smart plane. I think it's called Adventures Alaska. I don't remember, but you can look it up. Number three, Google Gemini. Surprise. If you're not using Google Gemini or the AI integration to create possible snippets, and I probably talk about snippets over here. Let me see. I do. If you're not using Google Gemini to do just, just things for yourself, man, you are missing out. I have here. This is being built directly into search. Did you guys realize that, like this is integrated? So the more consistent, helpful content you create online videos, blogs, local guides, the more likely your business info appears on AI generated summaries. You know those snippets. And that is the key because the way you show up on the snippets is like the best thing ever. Pay attention is by having an FAQ for everything that you put up. Even some of our videos that we're posting up have an FAQ inside of the description. Because the way that AI serves up answers is through FAQ frequently asked questions. And you get those answers and then they serve them up to you in the form of snippets, the summary at the very top. So don't forget number four, me reiterating being featured on Snippets. Okay? I just, I'm passionate about this right now. This is position zero. This is what I call position zero. It's probably somebody else probably calls it that too. But this is above all of the answers that Google gives you. It's even above the pay per clicks, right? Even above sponsored ads. This is how important this is because they want to compete against ChatGPT. They don't want ChatGPT, which is number five, to be number one. So how do you do it? I have it written out here. Remember, this is episode 690. If you need this, message me. Here you go. Write short, clear answers to specific questions on your website or blog. Here's an example. What are closing costs in Thousand Oaks? Use headers and bullet points so Google can pull your answers into snippets. The box at the very top of the results. That's the snippets. So answer it. What are the closing costs in Thousand Oaks? Great saying Thousand Oaks closing costs are boom, boom, boom, boom, boom, boom. And then give an example. If your home is priced at this amount. This is your. This is. These are typical closing costs, right? Get specific. Do it in bullet point fashion. Remember faq, faq, faq. Burn it in your brain. Number five, SEO. Search engine optimization. Guess what? It's not dead. It just works a little differently, right? So I have here, use targeted keywords like homes for sale in. You know, make them long. Homes for sale in Thousand Oaks, next to the Thousand Oaks Library. Close enough to the mall, right? Long term kit. Those still work very well. And I want you to post weekly blogs. But here is the difference, right? Whatever, whatever route you're going to go, whether it's going to be neighborhood guides, market updates, whatever is relevant, right? Google rewards consistency. But now, now they are also rewarding your answers to the frequently asked questions. So the easy thing to do is once you're finished with your blog, throw it into AI Gemini. Throw it into Gemini and say, hey, do me a favor, make an FAQ for this and then it'll give you an faq. Go in there, add your words, your style, add more information, then drop back into the blog. Excuse me, had to burp. And now you have a more relevant blog piece that you can now trust. Google will pull from, right? And you could also make this into a video while you're at it. And probably make it into multiple videos, right? And also make it into a newsletter. The point is, you can do a lot with this. You just have to think more. That's number five. Number six, pay per click ads. In other terms, ppc. Use Google Ads to target people actively searching for homes or an agent. And I would suggest that you don't run this on your own. Go to our friends. Y lopo. Go to my friend Corey Prince out of Canada. Does amazing. Go to us, right? We run these for you too. But the point is, go to somebody. Your CRM probably runs them. Lofty. Lofty runs Google. Google PPC ads. And why do you say why would you do this? Well, I want you to just to try it on your own. Just type in homes for sale in, put your city and then you'll see your competition. It's usually Zillow, Redfin, realtor.com, homes.com and a builder or two. That's who you're competing against. And if you want to get up to the top there, hack your way in, do Google ppc, pay Google to show up and you do get leads from it, just do yourself a favor. If you're going to run this, make sure you're running this through a company that can also put those leads into your CRM so you have an automated drip because these leads are just people that are curious. If you don't have a system to convert them, you're going to lose all your money. Right? So don't jump on this if you don't have a process or system. Number seven, Google Reviews and reputation management. This ties into Google Business profile. As you're building that out, I would say look Google all the way for reviews and I know, I know I suck at it right now because we lost our main two of our Google Business profiles and it's a pain point for me. But consistently replying to reviews that you get both positive and negative builds credibility and Google loves it for rankings. So when you're asking for reviews, ask for them. Don't be shy. Every single person, this is your job. This is how you grow. The world is turning on the most visited websites in the world. Google, YouTube, Facebook, Instagram, ChatGPT X and Reddit.
