I've got an AI prompt for you that you can send to your past clients and to those that own a home. It's been working for us. Well, I've tried it just for the last 40 days with some of our past clients and some of our sphere that are homeowners. Before I get into this, I'm Tristan. This is your daily real estate. It's a podcast, it's a show, five minutes, sometimes a little over on things you should be doing for your business to get more business and things you should be working on for yourself, for growth. Let's get right into this. This is episode 705. If you need this, which you might just send me an Instagram message and I'll send it over. Now. This prompt is. It's almost a page long. And the prompt is not as important as actually reaching out to your past clients and letting them know what, whether it's by text, phone call or an email that you're working on reports for that quarter. So for instance, we are in now November. So we got October, November and December. And the way that I phrased it in October when I used this was simply a simple text saying, hey Joe, it's Tristan. Listen, we're running end of the year numbers for your area. I'm not sure if you'd be interested in a quarterly report for your home and area. Let me know if I should send it over. And so that anytime that we got a yes by email or by text, and by the way, that was. That was it. We weren't calling people, it was just text or email. We would simply put this prompt in ChatGPT. You could probably use it on cloud. I didn't test it out on Claude yet. Maybe Gemini. And then plug in the city and the address or just the address and it'll give you everything else. Here's what I have as the beginning portion, just so you can understand what it will look like. Act as a seasoned real estate market analyst specializing in residential homes in city and state. I will give you the subject property address. Property address. Based on that address and your analysis of the local market, perform the following and there are six things. Number one, summary of the current market conditions, you know, 1 mile radius or so, using available recent comps and market indicators. Give an approximate current value. So I give a range. Number two. Number three, Two to three. Local communities or infrastructure developments, for example, school improvements, new transit, zoning changes, anything that might bring more value or might decrease the value. Right. Number four, identify one or two potential headwinds of risk. Or things that may help the market in some way. Easy. Number five, provide a recommendation for the homeowner, for example, whether now is a good time to sell, hold, buy, whatever. And then obviously you can tweak these. And number six, write the report in clear conversational language. Really easy. Those are the six. Now here's After I read it for a week, I was like, you know, I wonder if. Then this is what I want to tell you. I would recommend that you create a really nice template. Two pages on Canva. And it doesn't have to be complicated, just a little header with your your brand name colors. Easy. And then you can copy paste whatever it gives you into that so then that you have a really pretty PDF. It has your information. It's not just a Google Doc you're sending over you. Even though you can make the Google Doc a PDF, right? I want you to at least look nice with your brand colors or your brand name. So that would be the extra added step. You could work on it on your own, or you could just go to Claude and say, hey Claude, build me a template for my brand. Here's my logo.
