So, for example, inside a Malibu home blog's easy. Make sure you run it through ChatGPT or Claude. Ask it to give you FAQ, because ChatGPT and Google love pulling from the FAQ to create more AEO for you or Geo, right? So make sure you do that. That's number 85. And I'll send this over to you. There. 86. Write what price buys you in city featuring the home. So for example, what $500,000 buys you in Thousand Oaks, California. And then feature the home. This, depending on the price point, could be like, whoa, that's crazy, or whoa, that's amazing. Right? But it gets people talking. Next one. 87. Write a comparison blog. Three homes in Malibu with incredible backyards. Boom, boom, boom. All three. And then what you could do if is if your brokerage has three listings, use two of them that are your brokerage. And then the main one, the one you want to features in the middle, that's yours, right? 88. Add the listing address to a homes for sale page on your site. Easy. Add alt text to photos for search. So just name your photos, please. Like, put the address and what people are looking at in the picture. For example, if it's a backyard and it's 1, 2, 3 Brilliant Street, Thousand Oaks, California, we'll write all that out and put backyard picture. Easy. Next one. Link the listing across multiple internal pages. That's a good one. If you don't know what that is, we can go into it, but not today. Just Google that. You'll find it pretty fast. All right. Collaboration opportunities. This is a good one. I don't see agents do this often. I did have one agent over the weekend. Text me that he did this and he did quite well on it. So that's, that's why I remembered this one. Tag local businesses in posts. Close to coffee shop, close to the bakery, close to whatever is close. Right? I have ragamuffin here, so of course I'm gonna tag ragamuffin on everything. 92. Ask local businesses to reshare your post. Look, if you're giving them business and they love you and you love them and they know about you, they'll do it right because you're bringing in business for them. 93. Collaborate with local photographer who may reshare your work. Say, hey, this was taken by. Let's collaborate. Boom. 94. Ask your seller to share your posts. That's easy. You should be doing this one. This was especially if they have some following right? Wherever they have the following, ask them. 95. Ask neighbors to reshare your posts if they want more. Great neighbors. This is an interesting approach. I haven't tried this one. It was one of my agents who told me about this one. I'm like, okay, how'd you do this? How'd you ask? I want to know what they say. 96. Partner posts with team members look, your team may not have these listings, but it doesn't mean they shouldn't be promoting them and making them feel like they're getting more business. Because the audience out there, the consumer, all they see is the listing. They don't know who it belongs to it. So it's really a benefit to them and the team. Alright, open house content 97. Post live video during the setup. Post a countdown reminder on stories. Post a what to expect at the open house clip. Interview a visitor. No faces about what they liked. Easy. Unless they want to be on it and you have the paperwork to have them sign off. Pretty easy. Record a short busy open house clip. Or look if it's not busy, slow open house clip. What did you do while you were there if nobody showed up? You caught up on work, you ran around the house, you cleaned the house. Post a wrap up video after the open house. Share comments people made about the home. Share an evening or morning exterior shot. Pretty good. Ongoing reminders and follow ups. Number 105 weekly update video for the seller. You should be doing that end of the week recap post. Here's everything we did for the listing this week. A story post showing, showing feedback and obviously anonymous. I had to reread that. I'm like showing, showing like 108 just shown today update like what people want to know where you're going, what did you see? What are the properties you took a look at? We sometimes were doing that on the Malibu Moods TikTok channel that I, by the way, I haven't run for a year. It was a, it was a test. It worked. I loved it. But we did that. We did it on broke with broker opens and it was magnificent. We are reviewing offers post in escrow post. I mean, that's practically all you see. So it's got to be a mix. Guys don't just put in escrow. Just sold, which is the next one just sold. Announcement story highlights showing the entire journey from listed to sold. Now, if you're tracking things and you're updating, you could put those all together at the end and it would do awesome. Like that is a cool story to see. I don't think I've seen that evergreen YouTube video, how to Sell in City, using the listing as an example. So if you sold it right, make a YouTube video and say, well, here's how you sell. Here's how you sell a house in Thousand Oaks, California. Let me show you what we did. All right. Hidden or overlooked. Free touches. 114. We're on the number. 114. Add the listing link to your calendly or schedule link description. Add the listing link under your Facebook cover photo. That's a good idea. Add it to your link tree or profile link. I hope you're doing that. Mention it during every conversation that week. Just get into a habit. Get into a habit. Add it to your voicemail. Greetings for a few days. Hey, thanks for calling. I've said this one a couple of times earlier and I think it's really, really, really, really important to do that. People love answering polls. I would put this one Post a story. A story poll asking what price do you think this home would sell? I'm going to push you to put this up in LinkedIn as well and do it as a poll. I have seen these work because I've done it.
