All right, here we go. This is the bonus one. This is. This was only originally supposed to be a two parter, but we made it into four parts, really three, plus a bonus. And it's 145 things to do with your listing. I'm just reading them off. These are all things we've done in the past, what we're working on doing right now. And I think out of everything here, three of them were given to me by an agent at our brokerage that I have not done. Only three? Well, we've done quite a few. Right. We've sold over a thousand homes. So we've tried a lot of this and this is cool. Let me just get started. I'm Tristan. This is your daily real estate. It's a podcast, it's a show. Five minutes. Message me on Instagram and I'll send it over to you. Number 123. Use the listing to create a behind the scenes of a real estate agent reel. A lot of people want to know what it really takes to be an agent because all they're exposed to is selling sunset and million dollar listing and that's all kind of fake and set up and none of that is real. So people like to see what's actually happening, how you actually make money, the work that you do. It's a beautiful thing. Use a photo as your temporary Facebook cover. Wow. Easy, right? Instead of your face, use the picture of the listing. Use a photo as your temporary Facebook cover. Use a neighborhood shot as a temporary LinkedIn header. A little bit different. Haven't seen that done. We've done it one time, but we have tried it. Update your Google Business profile service section or with the neighborhood name, share it in any local forums you're active in. A lot of people don't do that, but Tristan, why would I listen if you're active and they know you post it in there, if it's okay with the rules, add the listing to Realtor bio section. If you're allowed, add property details to free public real estate directories. Create a printable PDF flyer using Canva and share it digitally. Use the listing in your next market update video. So when you. I, I've done this a few times actually. If you're updating people in a specific area on your short video or long video, say, look, this is the area that we're talking about today. It's Thousand Oaks. And it looks like prices are going up just a little bit. Looks like it's going to be flat for the next few months. Here are the numbers that we've come up with. Check out the mls, check out Redfin. We did get a new listing out here. It's priced at this amount, but. And look at, look at what you're getting for this price, right? Take a look at this one. All right, now let's go back. And that's how you do it. That's how you integrate it. All right, what do we got? Number 132. Ask allied professionals to share Lenders, inspectors, title reps. That's what I mean by allied. I typically go to my lender and my title person to share it. I'm like, hey, I got another listing. Could you Please share this? 133. Share the listing through your CRM's Home Search feed. Put it as a, as a favorited or as a top listing. This way it shows up at the top of everything in the area. 134. Add the listing to your client onboarding email. When you're working with people and you're like, hey, thanks for choosing me, it's going to be great. This is what to expect. By the way. These are the new listings I have. If you know anybody that's interested, here they are. But it gives you an idea of what they look like and the type of marketing we do. Too easy. Remember 136. Mention the listing in your local podcast or short audio clip. If you have that, use the listing in a How to price a home educational post. We've done this, but it's been a while. One thing you could do, it's kind of along the lines of the marketing update, but this works really well in showing people how you price this home. And you could also send it over your sellers. You could blast this out if you put the right description on this one. And it's a YouTube. This could get a lot of plays in the future. Just as you're building this, I would highly recommend this one. Probably my favorite one of all of them. And of all four days, this is my favorite one because you can get so much from this. You could do the YouTube long video on this with great description. You could do short videos from this. Instagram, TikTok, Facebook, LinkedIn. I'd probably update the longer version of this on LinkedIn. You could do a blog on this which would be magnificent. And you can use this as an example for future listings that you're getting in the area so people understand the pricing works really well. 138 use the listing in a what buyers look for today post. Easy. Add the listing to your sub stack if you write one. If you're not part of Substack, please go take a look at substack. I have it. Follow me there. You report some news there. I mostly report my news on Instagram and TikTok, but take a look at my substack. Turn the listing into a pinned tweet or thread okay, create a top three features of this home Real and we've done this above, but this is for the real. This is an actual short video. Create a who is this home perfect for now with this one, be careful. Go to your broker, shoot the video and say hey, is this okay? Am I breaking any rules? Right with this video, but who's this perfect for? You work close by, right? Or you like walking in the park. You like hiking. Just stay general but go to things that are close by. That's where I would stick to Create a nearby Hidden gems post tied to this listing. You know, I'll tell you on this one because we've done it. Where I live, it's is really close to this horse. I don't ride horses. I'm having a challenge figuring this part out. It's like a place you go to ride horses for the day. You can also have your horse there and they can take care of it. I don't know what the heck it's called, but it's so close. It's like walking distance from my house and so many people moving here. Miss it. Have no clue. Never use it. That right there, right nearby Hidden Gems. That is a massive hidden gem for people who love horses. We do see horses here through the hiking trails through the area and it's so beautiful. But for me I'm thinking, damn, that would be a good one. Number 144 use one photo as a quote. Graphic backdrop. That's a good one, right? A quote. Now a quote for this one would be good. Somebody who said something great about the home. Somebody who loves the area of things to do in the area. That's how you start thinking about that. And number 145, the last one. Share your marketing plan post and include the listing as a proof of work. This is my second favorite one. I left it to the end. Share your marketing plan post and look, I have a marketing plan and it's one page. I've shared it with you before. It's a pre marketing plan. Super easy. It's like a build up. Three weeks, starts with week three, then it goes to week two, then it goes to week one, then day zero. It's all the things we plan. And I would highly recommend you do something like that. You can build it up on canva. You could just go to AI and dictate, hey, these are all the things I do. Put them in a nice graphic and then go to canvas, switch it up and make it pretty. And then background. Put this image on it or don't put the image on it. Just say, hey, the last listing we got, we sold it. Here's a marketing plan that I used just so you guys can see what I do. Easy. A little bit of promotional there. But it's okay. Now, this is a lot, right? I don't expect you to use all of the 145 on this, but I certainly hope that you learn from this and you get some of these and use them. Because I tried to pick everything that's free that we've done 145 things. There's even a lot more from that. But the point is, please think about what else you can do.
