The old way of just posting the house a few times was dead. If you want to stop posting to an empty room, here is the exact three step content plan we use to fix it. I recently pulled up the analytics for some of my agents on the team and it honestly was kind of brutal. Their engagement was tanking and some of them had zero engagement. They were posting great listings, but the views were effectively flatlining. So we stopped everything and implemented a new rule. And I've talked to you about this before, the three video per listing protocol, they weren't listening, so I made them listen. Almost immediately we saw the trend reverse. The algorithm woke up and the views started climbing again. It comes down to hitting three different psychological triggers for the same house. You don't just film it once, you film it in three ways. Video number one is the visual tour. This is the POV point of view walkthrough that most people skip. No agent face, no talking, just home. You start at the front door, walk in, move quickly, and you check out the kitchen, the bedrooms, the backyard, and then pick the trending audio good beats. And then you do either a voiceover or you just leave it alone. That's video number one. And yeah, it works. Video number two is the agent inside. This is where you come in as the expert. You stand in the best part of the home, usually the kitchen or whatever that is for you, and you guide them. You start with a hook like stop scrolling. You have to see the kitchen island in this million dollar home or something crazy. I don't know what that would be. But this. Pay attention. You explain why it matters. This builds your authority. Why is this important? I think this is the piece that we sometimes forget. People love seeing homes. People love to scroll through the things that they can't afford and most importantly, the things they can afford. Because homes sell through social media. Remember, the most visited websites in the world are still Google, YouTube, Facebook, Instagram, ChatGPT X and Reddit. And then TikTok is up there. I think it's number 12. The point is people are watching social, people are watching videos. And the more you explain those different things, in fact, not just the kitchen, but the pool and that amazing feature and this and that on the home, it's. It captures people. Now video number three, this is the creative lifestyle. This is my favorite because it can go so many different ways. It sells the convenience, not just the walls. We call this. Well, let me get it right. Some of my agents call this the Chick Fil a angle. And I didn't come up with it, which is what they wanted to do and what they eventually did. You film yourself grabbing food at a popular local spot like Chick Fil a or Starbucks. And then you cut immediately to you eating it in the listing's kitchen. Put the text on the screen that says only three minutes from Chick Fil A's to this backyard. It proves the location is prime without you having to say a word. Now, you can choose any restaurants. You can choose a bookstore, whatever it is. Before I give you the bonus, though, because there's one more. I want to know what's working for you. Drop a comment below and let me know. I know you're shooting video, or you've been wanting to shoot video and it's worked in the past. What's the one video you shot recently that actually got views? Was it a tour, a skit, or something totally different? I want to see what's working for you. Now, if you want to go viral, which I. I get that a lot. Try the house talks angle. This one was from Celine. We interviewed her in a panel. She did an amazing job. And she had the house talking. She gave it a voice. Use a face filter or a voiceover like she did, and pretend the house is speaking. Have it say something like, I'm looking for a new owner, but you must have pool parties or you must read books in this room, or you must celebrate Thanksgiving. Whatever it is, it stops the scroll. So I want you to start thinking, how can I stop posting one photo and hope for the best? I need you to challenge yourself. I need you to squeeze the juice out of every listing with these three videos. Look, if you want this cheat sheet so that you can use it, you can get more ideas, you can enhance on it. You can show it to your videographer. I want you to message me on Instagram board video and I'll send this over to you. I'll talk to you tomorrow.
