I see real estate agents blowing up. In fact, a lot of business owners doing amazing with AI. They have the right prompts, they have the right process with the prompts, and it's allowing them to show up a lot better. And I want you to do the same thing, because I'm watching some of you struggle. And I've attempted to use AI a lot more when it comes to finding the right audience. So that means I need to know exactly what to say, how to say it, how to connect with that audience that I need to bring in. In real estate, I've done it. I've helped not only myself, which you've watched a lot of my social blowup, I've helped our agents, and I want to help you because I believe if you do the right steps and you use AI well, you could show up so much better. This whole social media thing could help you with your business so much more than you know. For the next few minutes, I want to go over exactly how to do this. I've got these great prompts for you. Now, I may lose you, so you're going to have to request this. And you can go on Instagram. You can message me here, probably better on Instagram, and I'll send this over to you. But pay attention because you can do this without the prompt. You can do this by just getting the same ideas and making it happen. So I'm Tristan. I've been in real estate for 22 years, helping real estate agents and out there helping the consumer, as well as helping you with this podcast. Every day, five minutes, ten minutes, some days. Let's get into this. This is what I like to call Master prompt Hyperlocal social media video content generator for real estate. Yeah, it's a mouthful, but I had to start with something. Okay, there are four steps to this, and I'm going to give you the ideas. If you want the exact prompt, just reach out to me now. Before I did this, you can go back to some of my social and see, before I was doing this, even though I had grown so much in social, part of my social had died down. And I was like, what is. What is going on? Why are things just. What happened? Did I not pay attention? Did the algorithm change? Does Instagram hate me? Does TikTok not love me anymore? What is going on? Obviously, I was the problem. I just needed to change. And I'm watching a lot of agents struggle with this change, and I'm watching a lot of agents do amazing things right now. Step number one, I want you to think of the audience and market research. Audience and market research would sound like this. Now I'm just going to give you the beginning so you can kind of do this on your own as well. I am a real estate professional creating short form video content 60 to 90 seconds on Instagram Reels, TikTok YouTube shorts to attract a specific audience in a specific market. So that's the, that's the beginning part. All right, now here's where you have to get a little bit more detailed. My target market is. Tell it what you're. Even though I had grown so much in social, part of my social had died down and I was like, what is, what is going on? Why are things just. What happened? Did I not pay attention? Did the algorithm change? Does Instagram hate me? Do I? Does TikTok not love me anymore? What is going on? By the way, if you're listening in, buddy, what's up? We reverse broke down what he wanted to focus on. Boulder, Colorado, 55 or older, right? Houses, community, bringing that all together, the big opportunities they have, specifically those people with equity. And so we broke this down and this is exactly what we did for him and he's using it. And the stuff that came out is so good, I'm like, man, this is great. So I have to share it with you. So now that you've got the target demographic down, you say this research the following about the demographic in this specific market. Core lifestyle interest, local attractions and amenities, values and priorities, local organizations and programs, Neighborhood preferences. Now the output format. Organize findings into clear categories with specific actionable insights I can use for content creation. That's the key. Because now what it gives you, because we've tested this out quite a few times now, just in the last two weeks too. What it gives you is an outline of everything that it thinks you need to focus on. Based on what you just said. It's like, hey, I've got some ideas here for you. But that's not where it ends. See, because now the second piece to this is, well, now that you've got that, you need the video topic generation. And here's the key, let it populate, whatever. After you plug and play, then you're going to say based on the research above, this is why it's a four step process based on the research above. Generate 20 to 25 video topic ideas for a 60 to 90 second short form video that will attract. And then that's where you put your target demographic that you used above target demographic and the city or area, right? So next, this isn't over you. Following these guidelines. Claude Gemini Content Approach Connect lifestyle interest to real estate without being salesy. That's a piece that sometimes agents miss when we're watching them. Do this. Lead with value education or local insight. Ooh, good one. Right? Position me as a knowledgeable local expert, not a pushy salesperson. And if we don't tell AI this, sometimes it just wants to sell, sell, sell, sell, sell. And that is the wrong approach on social media. Right, there's. There are times for that on social, but not as you're building out and connecting with an audience. Right? Respect the audience's intelligence. No condescending or patronizing tone. Now organize into categories based on the core interests identified in step one. See how they go together. For each topic, include a working title in quotes because I need that, I need it at the top and a one to two sentence description of the angle and what to show on the COVID or what to show on the top. Also include two to three bonus series concepts that could become recurring content themes. Because I don't always see maybe the themes and AI will. It's like, hey Tristan, there's a theme here. Maybe you should do this. But it's not over. Step three. Teleprompter Script Generator. My favorite by the way. If you're looking for a teleprompter that you can use, you all know that I was using Teleprompter. Yeah, pretty easy. But there's a new one in town called Brand Builder by Red X and it's free and it's really good. So it's an app. Take a look at it. Brand Builder. Go to your phone, Android or Apple, you can get it. Okay, here it is. Teleprompter Script generator. Write a 60 to 90 second teleprompter script for a short form. Social media video, Instagram Reels, TikTok, Facebook Reel, YouTube Shorts, all that stuff on the following topics. Insert video topic here and you got the topic above, right? Remember those 20 to 25 ones that it just gave you? Put it there. You literally just put it there because you're going to copy paste. Now here's the key because we all know the hook is worth everything here. Hook. First three seconds open with a pattern interrupt, bold statement or curiosity driven question that stops the scroll. Don't start with hey guys or any generic greeting. Get straight into something unexpected or specific. That is the key, by the way. Tone and language. Write in seventh grade reading level. Use natural conversational language. Avoid corporate jargon. Blah blah blah blah, Short sentences, punchy Sound like a human, not a marketing script. Okay, good. Got it. Structure. Here's the key piece to this. And you'll watch some of the videos that we've done that that are performing like this. When you listen, hook 0 to 3 seconds. Context, 3 to 15 seconds. Set up why this matters. Value 15 to 60 seconds. Deliver the inside story or information and then call to action. 60 to 75 seconds soft close with a clear next step. Sometimes we forget that piece. Right? And that's where you're going to have to guide the AI result and say, hey, that's maybe a little too strong of a call to action. Oh, that's just right. Oh, you know what? Send him here instead. So pay attention to that part and the call to action. Here there's a section that says call to action. And by mentioning. And this is where you have to put it there. Where do you want to send them to? What do you want next? Most of the time I say just follow me more for daily Real estate news, right? Follow me here and on my substack for daily real estate news. That's big news in real estate. But for you, what do you do? Well, I have an example here. I put together a free homeowner guide that covers this and more. Grab it from the link in my profile. That's where I want people to do. That's what I want agents to do. Whatever this is, right? Homeowner guide. Well, if it's a homeowner guide, homeowner guide to Tampa, Florida, or a foreclosure guide to Tampa, Florida, whatever it's going to be, make it your area, make it a guide and create it on ChatGPT or Gamma. And then if you're going to do it on ChatGPT or Cloud, connect it to Canva so then it can populate and have these really pretty slides format right? In short paragraphs, one to two sentences each. For easy teleprompter reading, include pause when natural pause should occur. Right? So you pause and give that drama feeling. Note any emphasis with bold or keywords. This way you lean in or lean out, right? Listen, you're making this happen. You got to go all in on this and then target audience. You can plug it in there. That is step three. Now step four, headline generator. Super, super, super, super important. Sometimes forgotten completely. So this is how it continues. This is why I love this. Based on the teleprompter script above. Boom. Because you have it ready. Generate 10 headline options that could be used as on screen. Hook in the first one to two seconds of the video, which a lot of my videos have an on screen hook at the top because I'm saying something. But overall, I want people to hang around so that they know what this whole video is about. Caption, headlines, thumbnail text, whatever. Organize headlines into these categories. Curiosity driven, Direct and bold Pattern interrupt, Fear of missing out. So it'll give you different options there based on what I wrote there. But remember, I'm giving you this so you understand what you need to be writing out if you don't want to use this prompt. Now how to use this prompt, option A, which is the one I recommend because it's the easiest. Run the first step, Boom. Review the search or the research. Then run steps two through four using the insights. That's it. That's how easy this is. Now, there are other processes you can always just once you create your own thing. You could use step number four on its own. You could use which is the headline generator. You can use the transcript one, the teleprompter one on your own. If you build something on your own, whatever you want, you can use these separately. You can use these as a, as a pack, which is what I would recommend. Now I have some other details on this.
