Here's a checklist for a certified pre owned home program. Now, I ran this before because my friend Brett Baker is the one who showed us this, I don't know, three years ago possibly. And since then we've played with it a little bit and presented it to some of our clients. Now, as you go through this, as I'm dictating it to, you know that you may not use all of these, but just the fact that you're going to have some of these and this program, it does enhance what you do and how you present to yourself, sellers and to the buyers that are buying it. So here goes. I'm Tristen. This is your daily real estate. It's a podcast, it's a show, five minutes approximately every single day. I'm here for your business, for your growth. Here we go. Essential certification and inspections. So the idea is to create a systematic approach that you can use for a listing presentation and also to attract possible buyers. Because you said, hey, I've done these things for this home. The seller has paid for these and has made sure that all of these things are in place and we've certified them. Right? So here they are. Essential certification and inspections. Number one, pre listing home inspection. It's a comprehensive home inspection by a certified professional. Easy. Has a detailed report, home condition, and then it also has here the repairs that are suggested. And if you want to take it one step further, then the seller also repaired them. Number two, pest inspection report. I mean, that's pretty easy, right? You run the home inspect the pest inspection report and then the seller fixes it and now it's certified, ready to go. Professional home appraisal. You can hire an outside appraiser to give the value of the home. So it's already set to go. That's it's added value. Obviously there are some pluses to that and some cons. Depends on who you ask on that one. Next, title clearance. This one is fairly easy to do. Just call up your title company, make sure that they go through and make sure that the title is clear from any encumbrances or disputes. But this way you can highlight and say, look, I've done this and now it's all ready to go. And that one's probably the easiest one you could do. Next, protection and home warranty. This is where you have coverage for appliances because you pay for a home warranty before you put the property up for sale. Just saying, hey, for the next 12 months you're covered. And here's what it's including right itemizing the things. And if you want to get the plus or the enhanced one that includes the roof and the pool and the plumbing, you could do that as well. And it's transferable. So that's always a plus. Now these are optional if you want to go an extra step or you want to say, hey, these might match what you're looking for in the area that you cover because it's important to buyers and sellers. Here you go. Energy efficient audit. So here's a professional energy assessment with utility usage and analysis. That one is really good. I've never had that one done, but I've had one agent local to us do it and that worked well. Legal compliance check. This one is, let me read it to you. It says verification that the home meets all local zoning laws, building codes and regulations. Now this one, depending on the agent, depending on the property, this one could be an interesting one. So always any of these. Ask a broker, right? Ask your local brokerage, see if they're going to have a fit on this or if it's an amazing thing. They next H Vac and major systems service records. So you have an H Vac person come through, check. Make sure that the H Vac is ready to go. Make sure that the AC has Freon and it's ready for summer or it's ready for the next thing. And you can also bring in a plumber to check the water heater says, hey, it's functioning great. We've flushed it ready to go. And you've had the dryer. You've pulled out all the possible stuff that gets clogged into those vents. And then you've also made sure that the air filters are brand new for the H Vac system. And then a roof certification. You get a professional roof inspection. And they can say, hey, this is the lifespan of the roof. This is how many more years it has. Or maybe it just changed recently and you've got the whole 30, 20, 15 years, whatever it's going to be. Marketing and presentation. Here's a little bit of what I want you to think about. All right, so I've got professional cleaning and staging. So you get somebody to come in and do a deep professional cleaning in the entire property. This makes it look better because it's part of this whole idea that we pre certified or certified pre owned this amazing home. Right? Cleaning it helps. Right? And you can also. What do I have here? Optional professional staging to maximize appeal and showcase potential. That's an option too. High quality professional photography and videography. Now you're getting into the marketing pieces as to what you're going to do a little bit later. If we can just think about this as a car. Think about what Lexus did with the certified pre owned idea. Just the fact that there were a certain amount of things that were done on this checklist that got people to feel like, oh, somebody took the time to do this extra. And now I feel good about it. I feel better than that other home that I saw that wasn't certified pre owned. You start thinking about this as more of a marketing process that you can offer and then all of a sudden sellers will be like, yeah, interesting. You offer this. I'd never heard of this. Now, documentation and disclosures, detailed property disclosure statements. Get all of those done. Because as you're writing them down, you can also present it to the buyer and say, look, this is also part of the being pre owned certified neighborhood and community information packet. That's always beautiful to. You can add this as part of this and any pre listing repair completion documentation. Like I indicated earlier, once you have all of these different inspections and the seller does decide to fix it, you can say, hey, look, these are all the items they fixed. They're all here in one place. Here are the receipts. Here's who you contact if you have any issues because these items were repaired. Anyway, if you need this document, it's episode 679.
