Okay, I've got a two parter here and you're gonna love this one full list of free actions. When you get a listing means no cost, high visibility, maximum distribution. So when you get a listing, I've got A hundred and geez. 145 things you can do with your listing that are free. I'd say like 95% of them are free. Some might require a tiny little bit of money. But this is a two parter because I'm just gonna read this to. These are all the things that we've tried, some things that we want to try, some things that you've got to ask your broker for. I would say most of them. Right. But. Let's go 145 of them, give or take. I'm Tristan. This is your daily real estate podcast. It's a show, five to 10 minutes every day. Part one. 145 things to do with your listing. Number one, this is under content you can create for free walkthrough video. Easiest 1. Neighborhood community video. 2. Favorite feature video. I mean those are three. Those are like the top three things you can do. Easy vertical photo slideshow. I hope you're doing that horizontal photo slideshow. So not vertical, right? Not Instagram, but more Facebook, LinkedIn. Easy raw iPhone clips of each room a little different, right? Not high end, but let me just take some snapshots on my phone. People love that. A just listed graphic. A coming soon graphic. An open house this weekend graphic. A lifestyle graphic. Near parks, beaches, trails. I like that. I don't see that one often. 5 reasons this home is special text post. 5 reasons I like that I've done one. I've done 3 reasons I've never done 5. I think this one was sent by one of my agents to me. A market context post. Here is why this listing matters right now. Very important. A one minute talking head video explaining the home. And you could even have maybe some of the parts of the home you're talking about. Kind of split the screen and be at the top or the bottom. A seller spotlight post. Why they love this home in the first place. Now you have to get permission on that one, but that's a good one. A buyer FAQ post about the listing. This one I would Recommend is number 15. I'd recommend you. We've done this one and it's really good. You could do multiple things on this one. Upload the marketing remarks, upload all the details to ChatGPT or Claude and say, hey, create an FAQ post for this one. Because I'M going to read them on a YouTube video or a short video and then you read them and then it slides through different pictures of whatever. But. But you can also make a blog about this and I think that may be one of the ones at the bottom. An FAQ blog about this specific listing. Don't see that enough. Right. How far is this property from the closest elementary school faq? Right. Frequently asked questions is, does this property have its own dining room or is an open dining room type of thing? Lot of FAQs you can answer here. All right. Number 16. Free distribution on your own channels. Listen, we don't do enough free distribution on our own channels. So this is 16 through 27 email blast to all past clients in sphere. How. How hard is that? Or hopefully you have everybody's email. You should be doing that. Make it look pretty. Right. Get a really nice template on Canva email to your hot buyers. And you got a list of those. At least I do On Lofty and Unfollow a boss super easy weekly newsletter feature. I know my friend Jason Ferris does this and it does very well for him. What else we got? Blog post on your website about the listing. Dedicated listing page. If your site supports it. If it doesn't, there is a great website called RELA hq R E L A H Q and they do a very beautiful job on those landing pages. Test that out. Add the link in your email. Signature. Signature. Check out the link. Check out my latest listing. Boom. Add a just listed banner on your Google Business profile. Mmm. There's another one on that one. Add photos and short clip. And a short clip to your Google Business profile gallery. You should be updating that daily add to your LinkedIn feature section. Probably didn't even know you had that. Yep, you do. You'll see a few things there for me. 25. Post it on your website homepage if possible. If possible. If not, you know, put it wherever you can. There. Pin the listing post to the top of your Facebook page. If you've got a Facebook page. If not, post it on your personal Facebook. Let me get some. What is this? Morning coffee.
