All right, we've got part two here and it's 145 things to do with your listing and part two of three. I originally thought I could do it in two parts, but remember, these are five to 10 minutes long. They're so you can actually know what to do for your business. Tristan, it's your daily real estate. Let's start with number 28, because we only got through 27 yesterday. This is all social media free placement ready. Number 28, post a carousel. My gosh. Instagram tells us that people really love engaging with carousels. Make it fun, right? Show me the listing. But also maybe make it living room at the top and the dining room at the bottom. A an elongated connected picture. Make it beautiful. Some of these, because we just started doing this at Y Realty on our Instagram, some of these perform really well. We were surprised to see how many people loved just looking at property in general. So I love this one. Number 29, post the walkthrough on reels. I like that. Post a featured feature video on reels. So whatever that feature video you have, hopefully you get one with your photographer. Post it up on reels as well. Put some good music behind it. Number 31, post the community clip on reels. Remember that community clip that you made on top? Well, now post it up on reels. Add behind the scenes clip to stories. That's a good one. Right as you're going through the property. Hey, I'm shooting pictures. Hey, I'm showing a property. My own property. Hey, I'm getting it ready. Behind the scenes. Behind the scenes. Show me all that good stuff. 33, use a poll sticker on stories. Which feature do you like most? Use a countdown sticker for the open house or even a countdown sticker for the next open house. Or maybe you're about to close on the property. Just get creative. Number 35, add it to an Instagram guide. Homes for sale. Easy. Have a guide. I mean, there are other homes for sale that you've got. I don't know that a lot of people use the Instagram guide, but that's an interesting one. Facebook post a carousel doesn't do as well here, but might as well post it. Post on your business page. Post on your personal profile. Add it to Facebook stories. Go live from the listing. These lives, Facebook lives don't do as well as they used to, but still not bad. Share into local and neighborhood groups, especially if you own that neighborhood group. Create a short write up for Marketplace. Not as for sale, but informational tag the city or the neighborhood page. That's always a good one. You'd be surprised how many times people reshare it once you tag the city or the neighborhood page. Let me, let me get a drink of this. Good. All right. YouTube upload shorts for each micro video. Upload the full walkthrough so people can see it. Add a photo to the community tab. I bet you don't use that. That's a good place to post that. TikTok use a walkthrough clip. Use the favorite feature clip. Use the community clip. Do a voiceover explaining the home. Probably my favorite one of all. Just get your phone out, walk through the property, then open up cap cut or open or that edit app on Instagram, doesn't matter and just voice it over. I just got this listing. Take a look at the front door. I love the way it looks. Let's go through. Let's go to the living room. You know, I've done these for, for my old Malibu was it Malibu Moods channel. And I've got, I have a few videos there that went viral just off of me doing that walkthrough. Easy LinkedIn Share a business minded take. Why this home fits the market right now. I like that. 52. Post a carousel style PDF with features. I would also say if you're going to post a carousel style PDF with features, I would also say download the PDF of all the details of the property while you're at it. 53 Add a quick vertical clip. Now threads and X post a main photo. Easy. Add a story about the listing even easier. And then lastly, ask a question to spark engagement. What do you think of this? What do you think of the location? Would you move to this home? Is this home overpriced? Get something going. All right, number 57. I have a new heading here. I mean if you're not on there at least looking up stuff, you should be a lot of complaints go on there, but it's still pretty good. 58 HOA Facebook groups. I'm part of two 59 local buy sell groups. 60 what's happening in the city groups, whatever city you're in. Community event pages, City bulletin boards, online local patch.com neighborhood news feed. Try that one. Local mommy groups if home is part of the area. Right? Because usually mommy groups are part of certain areas or mom groups. My wife belongs to quite a few and some of those groups allow it. Right? Local school parent groups. College housing groups if it's near the university. Right. What do we got? What else? Number 67, senior community groups if it's relevant. 68 local sports league groups or pages. Now next set offline but free distribution. 69 Community Center Bulletin boards. Library bulletin boards. Coffee shop cork boards. I love those. Church community boards. YMCA or gym bulletin boards. Local park info boards. Simple flyer with QR code posted in allowed public spaces. Hand cards to neighborhoods while door knocking. Old school. Very old school. Very old school. Number 77 starts a new a new heading. Sphere and relationship based actions. Text simple info to your hot buyers. You have a list of hot buyers. Use it. I have one on lofty. Pretty easy. And unfollow a boss DM people who liked similar posts before sent. Now that takes work. But you know, if you want to do it, send the feature video privately to past clients nearby. Reach out to agents who recently wrote offers in the area. Call neighborhood. Call neighbors to invite them to the open house. Call your top 10 referring clients if you have that list. If not, please go make one. Number 83, post a neighbors only preview invite.
