When you look at what gets property managers in trouble, it's not usually complicated. It's money, boundaries, and follow-through. And these issues don't come from bad intent; they often come from things that feel routine, but end up causing investigations, fines, and license risk down the line. It could be one person handling the books a little too closely, or an agent "just helping" a client lease out a property. Maybe it's a maintenance issue that gets noted, but not pushed hard enough with the owner. None of it feels like a major decision in the moment, but those are exactly the patterns that show up later in front of regulators. There's negligence tied to the agreement itself, where the expectations were clear on paper, but the execution didn't hold up. Then there's the biggest risk of all - what can go wrong when handling other people's money. And layered on top of that, the environment itself is getting harder to navigate. Shifting fair housing guidance, fraud showing up in places you aren't monitoring, and AI speeding up workflows, but introducing new exposure. So how do property managers actually protect themselves when the risks aren't obvious until it's too late? In this episode, I'm joined by Sara Sharkey and Tim Kuptz, two Nevada property managers who are managing this in real time. We get into where most teams are more exposed than they think, and what it takes to run a property management operation that doesn't just work when things are smooth, but holds together when something goes wrong. Things You'll Learn In This Episode Most compliance issues start as "small" decisions It's rarely one big failure; it's a series of minor shortcuts, missed checks, or assumptions. How does letting things slide lead to bigger problems later? The biggest risk by far From reconciliation gaps to lack of oversight, most cases tie back to financial controls. If someone audited your process today, what would they find? The line into property management is easier to cross than you think Leasing a property can quietly turn into full management if you're not careful. When does "helping a client" put you at risk? Better tools don't remove responsibility AI, listing platforms, and automation can improve efficiency, but they also introduce new failure points. Who's accountable for what goes out under your name? Guests Bio Sara Sharkey has been a resident of the Reno/Sparks area for over 40 years and comes from a family deeply rooted in real estate, with over three decades of industry experience. We're seeing conversations expand beyond transactions and into policy, development, legal frameworks, and long-term housing strategy. And that's exactly what these events are designed to address. Whether you're attending in person or joining through one of our watch parties, the goal is simple: make sure every agent has access to the insights, relationships, and context they need to navigate what's coming next. In this episode, we walk through everything happening this April, from the Housing Forum to Envision Summit, what you can expect from each, and why this lineup is something you don't want to miss. When it's not a legislative year, it's tempting to exhale a little. To tell ourselves we can go back to "just managing doors". But here's the uncomfortable truth: the most important shifts don't always happen when everyone's watching. Over the last few years, we've seen how quickly the ground can move. One proposal catches traction, and suddenly the rules feel different. And by the time most managers are reacting, the conversation has already been happening for months. That's why advocacy isn't something we dust off every other year. If we're not in the room, or at least aware of what's being discussed, we're trusting someone else to define how we operate. In this episode, we're joined by Chair of the Nevada Realtors Property Management Committee, Paul Rich, alongside Legislative Committee Chair Chris Bishop and Property Management Committee Vice Chair Kristin Gandolfo. Together, we unpack what's happening beneath the surface right now, why this "quiet season" may be more important than it looks, and what every property manager should be thinking about right now. Things You'll Learn In This Episode The laws that affect you often start with a single complaint Many legislative proposals start because someone told a legislator, "I have a problem." What happens when we don't offer context before that complaint becomes a bill? Advocacy isn't just for legislative years How do we stop treating advocacy as an event and start seeing it as an ongoing process? Being uninformed isn't neutral; it's risky If understanding landlord-tenant law is part of our professional duty, what systems do we have in place to stay ahead of changes? You don't have to testify to make an impact Many professionals assume their voice won't matter. What could shift if more of us adopted a "see something, say something" mindset? Over the last five years, real estate has changed at a pace most of us have never seen before. Interest rates have climbed and shifted buyer and seller behavior. Transactions have slowed, and consumers are more informed and have higher expectations of the agents they hire. We're also seeing an endless stream of new software, automation, AI tools, marketing systems, and lead-generation platforms. A lot may have changed in the business, but what it takes to build a durable career has remained the same. The agents who are still growing are focused on relationships, not chasing down every new lead. What does 2026 promise for agents, teams, and brokerages who are focusing on the right things? How do we build businesses that can weather any market cycle? In this episode, we're joined by senior real estate operator and growth strategist Trey Salinas. He shares why relational equity beats lead volume, what sustainable growth actually looks like, and how technology should support human connection instead of replacing it. Things You'll Learn In This Episode Relationships are still the ultimate growth strategy Many agents chase internet leads and new platforms, but the highest performers win by going deeper with the people already in their world. Are we overlooking the business sitting right in front of us? The difference between growth and sustainable growth Adding agents or expanding portfolios can look impressive from the outside, but it doesn't always translate into stability or performance. A neglected half-acre lot in Northwest Reno was quietly turned into something the neighborhood didn't realize it was missing. Now, people can bring their dogs, let them run safely, and use a space that has been sitting unused for years. This didn't happen because of a massive budget or a long-term master plan. It happened because the association saw a practical problem up close and chose to get involved in a way that was collaborative. The work respected the surrounding community, partnered with both the city and the school district, and made use of resources most people don't even realize are available. In this episode, Nevada REALTORS® 2026 President, Sarah Scattini, and real estate leader, Sam Olson, talk about how the project came together and how it will impact the community. More than a social event The YPN + Alumni mixer isn't just networking; it's where future committee members and Academy applicants take their first step. What opportunities open up when two influential committees join forces for a single event? Why the Leadership Academy has record demand Applications surged this year because members want growth, clarity, and community, not another credential. What happens inside the Academy that makes it one of the most transformational programs we offer?

This fall, Nevada REALTORS® is stepping into a season of transformation that's as ambitious as it is intentional. We're not just putting events on the calendar; we're rethinking what those events represent, how they connect our members, and how they demonstrate our impact to the wider community. From the NVision Summit, which re-imagines our annual convention into something more dynamic and forward-looking. To Keys to Kindness, a fundraiser that trades the gala floor for a cause that touches real lives, our fall events are designed to inspire action and build connection. In this episode, Development and Events Director Stefania Volk is joined by our podcast producer, Matt Johnson. She talks about these events and all the work the team is doing to bring these initiatives to life. The Nevada REALTORS® team is working really hard to reinvent what people think of the association. We're working on that internally and externally. -Stefania Volk Things You'll Learn In This Episode Re-envisioning the annual convention What does it mean to retire a long-standing tradition and replace it with a summit built for the future of real estate? Why kindness beats black-tie galas How does giving up the spotlight of a traditional gala in favor of a children's cancer fundraiser reshape what leadership looks like? The hidden value of REALTOR® receptions Why is hosting Nevada Night at Houston's Space Center, with shuttles, a reception, and even an astronaut, about more than networking? Real estate is a mighty industry, but even the mightiest can face a catastrophic end when they don't evolve. NAR's CEO, Nykia Wright, saw it happen in journalism. Now she's determined to make sure real estate doesn't follow the same path. The market—and the industry as a whole— is going through a critical time. We have seen massive disruption in recent years. The question is: how can associations get strong enough to withstand disruption and truly future-proof themselves? Ultimately, it's about keeping agents at the center and empowering successful transactions. So, how is NAR evolving to meet this moment? How do we reimagine the association experience? And how can local, state, and national associations work together to move the industry forward?
